A Branch Manager is required to join a prestigious and market leading independent Estate Agent in the BS1 part of Bristol. My client is known for its exceptional attention to detail, quality members of staff and market share.

You will be exceptionally well presented, nicely spoken and have a brilliant conversion rate in bringing property to market.
Key responsibilities will be to:
ÂˇAttending and winning market appraisals
ÂˇTo gain and market instructions.
ÂˇTo manage a strong team of mature, capable Estate Agents.
ÂˇTo liaising with Sales, Lettings and other areas of the business such as New Homes and Commercial Property.
ÂˇHitting present targets with view to increasing them.
ÂˇIncrease overall market share and board presence in the area.
ÂˇConducting daily morning meeting with all staff and reporting the daily figures.
ÂˇEnsuring all applicants registered are validated.
ÂˇEnsure all offer paperwork is completed to a high standard.
ÂˇEnsure all guidelines of the Estate Agency Act are followed.
ÂˇMotivating staff to improve results by setting targets, incentives, being positive and offering training or assistance where required.
ÂˇOrganising protected time and phone outs for staff and overall diary management.
ÂˇRegular contact and management of potential vendors.
ÂˇProperty performance analysis.
ÂˇKeeping up to date local and national property market trends and news, understanding of the housing market, supply and demand effects in relation to house prices.
ÂˇUnderstanding money laundering and property legislation / regulations.
ÂˇGaining price reductions.
ÂˇOrganising, delegating and overseeing all administrative aspects of the job.
ÂˇManagement of referral to financial services, solicitors and surveyors and making sure all converted referrals are monitored.
ÂˇLocal to the within a 50 minutes commute to the area is desirable but not essential
ÂˇExperience in smoothly running a successful Estate Agency branch.
