Main purpose of Role â Commercial Property Management for Clients across all sectors of the property market covering all property management issues.
Principal Duties and responsibilities â
ÂˇMonitoring and inspection of the designated portfolio generally including tenanted, common parts and vacant areas.
ÂˇSource and collect information to enable management systems to be kept up to date and accurate.
ÂˇManage terminations liaising with Building Surveying with regards to dilapidations, repair etc.
ÂˇManage procedures for Licences to Assign, Sublet.
ÂˇLiaise with the Accounts department to monitor and help minimise the portfolio bad debts.
ÂˇLiaise with Agency department in respect of the marketing of vacant properties, processing of enquiries and to prepare/negotiate Heads of Terms.
ÂˇLiaise with Clients to give advice and update on matters as and when required.
ÂˇManage Health & Safety compliance within the managed Portfolio.
ÂˇProvide accurate and timely advice, troubleshoot and respond to internal and external customer enquiries on case specific issues.
ÂˇFoster relationships with customers, tenants, clients and agents alike
ÂˇDevelop/maintain a knowledge of the local property market
ÂˇBe aware of changes in legislation, regulations and understand of implications they may have.
ÂˇSupport the department Director with regards to fee reporting and updates.
ÂˇLiaise with the Facilities Managers on the managed sites.
ÂˇLiaise with the Lease Advisory Team with regards to timely management of Lease diaries.
ÂˇAssist Director in driving PM Team Performance and Company Values
ÂˇNew Business Generation and develop client relationships
ÂˇKey client manager for several key Lincoln Clients
ÂˇMaintain income for the department
ÂˇKey contributor to new initiatives and procedures in the team, adopt mentoring and training.
