Our clients are a leading independent agents in South Shields and they are seeking an experienced and skilled lettings agent to join the team.
Duties and responsibilities will include
.1 Landlord and Tenant Liaison
Act as the primary point of contact for landlords and tenants, offering expert guidance throughout the rental process.
Address inquiries and concerns promptly, ensuring a seamless experience for both parties.
Assist tenants in finding suitable properties based on their preferences and needs.
2. Property Marketing
Prepare detailed property listings, including high-quality images, accurate descriptions, and key selling points.
Coordinate marketing efforts, including social media campaigns, property portal listings, and virtual or in-person tours.
Conduct market research to advise landlords on competitive rental pricing.
3. Tenancy Management
Conduct viewings for prospective tenants and provide knowledgeable information about the property and tenancy terms.
Oversee the tenant referencing process, including credit checks, employment verifications, and rental history reviews.
Draft and manage tenancy agreements in compliance with legal regulations.
4. Property Inspections and Maintenance
Conduct regular property inspections to ensure the property is well-maintained and address any issues.
Coordinate with contractors for necessary repairs, maintenance, or renovations, ensuring work is completed to a high standard.
Maintain a record of property condition reports and communicate findings to landlords.
5. Financial Management
Manage rent collections, deposit payments, and disbursements, ensuring financial transactions are processed accurately.
Provide landlords with detailed statements, including income and expenditure breakdowns.
Handle disputes related to deposits or rent arrears professionally and in line with legal guidelines.
6. Compliance and Legislation
Stay updated on relevant housing laws and regulations to ensure all properties meet compliance standards, such as gas safety checks, electrical certificates, and EPC requirements.
Advise landlords on their legal obligations, including tenancy deposit schemes and landlord licensing.
Ensure tenant rights are respected and upheld during their tenancy.
7. Problem Solving and Dispute Resolution
Mediate disputes between landlords and tenants, striving to resolve issues amicably and fairly.
Address complaints efficiently while maintaining positive relationships with all parties.
Handle eviction processes when necessary, adhering to legal protocols.
8. Administrative Tasks
Maintain accurate and up-to-date records using Browns’ digital portals and CRM systems.
Prepare and distribute tenancy documents, notices, and updates to landlords and tenants.
Produce reports on property performance, including occupancy rates and rental yields.
9. Client Relationship Management
Build long-term relationships with landlords and tenants by delivering a professional, personalized service.
Offer advice on how landlords can maximize rental returns and improve property appeal.
Maintain high levels of customer satisfaction to encourage repeat business and referrals.
10. Promoting the companies Values
Represent the company with passion and professionalism, showcasing their commitment to excellent service and expertise.
Demonstrate the company’s family-like culture by building trust and rapport with all clients.
Actively participate in team development, including regular professional growth sessions with our Elite Performance Coach.

Experience with these systems is preferred but not essential, as full training will be provided.
