Our client seeks a Property/Block Manager for their office in Stratford Upon Avon.
 
The Property Manager is a key member of the Longlease team and is responsible for a portfolio of residential properties.
Also supporting the Director and property management team in coordinating the administration of building repairs and maintenance work.
Key Responsibilities
 
 o Managing a portfolio located in the Worcestershire and Warwickshire area:
 o Organising the maintenance of the buildings and communal areas,
o Liaising with contractors regarding maintenance and major works,
o Managing any onsite staff, and cleaners and maintenance,
 o Maintaining health and safety regulations and legislation,
o Producing and managing service charge budgets across the portfolio,
o Approval of works and supplier invoices within agreed deadlines,
o Respond to information requests in a prompt and timely manner internally and externally to stakeholders,
 o Maintenance of a site inspection schedule for managed portfolio, undertake visits where necessary,
 o Arrange, attend and record client meetings and RMC AGM’s including evening meetings.
 o Ensure all client developments and buildings are properly maintained and monitored,
 o Process Section 20 consultations,
 o Review insurance cover of developments on a periodic basis to ensure they have adequate levels of cover,
 o Work with other departments to ensure service charge accounts are prepared, approved, and distributed to residents in a timely manner in line with statutory obligations.
 
Skills
 o To have knowledge of the ARMA practice standards, RICS Service Charge Management Code,
o A good knowledge of Section 20/major work consultation processes,
 o To have excellent communication skills both written and verbal to provide good customer service, o Able to prioritise, organize and manage own workload
o Customer/client focused,
o Confident with Microsoft office, in particular word and excel,
o To be able to manage leasehold sales enquiries and tasks associated with property transfers and sub-letting.
 
 Experience
 o Block Management experience,
o Experience of working within a close team environment,
o Administration experience within a busy environment
