Head of Property Management – £45,000-£50,000 – Greater Manchester

Key Responsibilities:
– Ensure compliance with all mandatory lettings requirements, both locally and nationally.
– Provide accurate bi-weekly reporting on rental arrears.
– Maintain high service levels for tenants and landlords, resolving issues promptly.
– Lead, mentor, and develop a team of property managers, ensuring targets and KPIs are met.
– Administer and enhance business systems, databases, processes, and policies.
– Manage a large portfolio of student and residential properties.
– Deliver excellent customer service to landlords and tenants.
– Handle tenancy agreements, payments, contract signing, and deposit registration.
– Coordinate repairs and maintenance with site teams.
– Maintain high occupancy rates in collaboration with on-site teams.
– Act as the first point of contact for new investors and owners.
– Exhibit resilience and a positive attitude.
Qualifications & Experience:
– ARLA Qualification is essential.
– Outstanding customer service and communication skills.
– A dynamic, driven personality with a passion for the industry.
– Minimum of 2 years’ experience in a similar role.
– Exceptional organisational skills.
– Ability to work autonomously and make informed decisions.
– Proficient in presenting and interpreting information.
– A collaborative team player who can inspire and motivate colleagues.
Skills & Abilities:
– Essential experience in lettings and property management.
– Strong managerial and team management skills.
– Enthusiastic and goal-oriented.
– Excellent verbal and written communication skills.
– Strong interpersonal skills for building and developing relationships.
– Proficiency in Microsoft Office and Excel.
– Ability to prioritise and manage a complex workload.
– Flexible, with the ability to work independently and as part of a team.
Working hours: Monday-Friday
