Block Manager
Salary: £30,000+ DOE
Hours: Monday–Friday, 9am–5pm
Portfolio: Approx. 250 units
Location: Birkenhead
The Role
You’ll take ownership of a well‑established residential block management portfolio of around 250 units, delivering a proactive, personable service to leaseholders, freeholders, and residents. This is a hands‑on, relationship‑driven role where you’ll balance day‑to‑day management with long‑term planning to keep each development safe, compliant, and running smoothly.
Key Responsibilities
- Oversee the full management of a mixed residential portfolio (c.250 units).
- Carry out regular site inspections and follow up on actions.
- Manage reactive and planned maintenance, instructing and overseeing contractors.
- Prepare and manage service charge budgets, monitoring expenditure throughout the year.
- Lead on AGM/EGMs, chairing meetings and producing minutes.
- Ensure full compliance with relevant legislation, health & safety, and fire safety requirements.
- Build strong relationships with leaseholders, residents, freeholders, and suppliers.
- Handle day‑to‑day queries, disputes, and escalations professionally and promptly.
- Work closely with accounts teams to ensure accurate billing, arrears management, and financial reporting.
- Support long‑term maintenance planning, major works, and Section 20 processes.
About You
- Experience as a Block Manager / Property Manager within residential leasehold.
- Strong understanding of service charge budgets, Section 20, and relevant legislation.
- Confident communicator with a calm, solutions‑focused approach.
- Highly organised, able to manage a busy and varied workload.
- Comfortable working independently while being part of a supportive team.
- IRPM qualification desirable but not essential (support available)
