Employment Type: Full-time, Permanent
Working Hours:
- Monday to Friday: 8:30am – 5:30pm
- Alternate Saturdays: 9:00am – 2:00pm (time off in lieu provided the following week)
Overview
We are seeking an experienced and proactive Property Manager to join our independent estate agency in Bedworth. The role involves the day-to-day management of a portfolio of approximately 120 fully managed residential properties, ensuring a high standard of service to both landlords and tenants while maintaining full legislative compliance.
Key Responsibilities
- Managing a portfolio of c.120 fully managed residential properties
- Acting as the main point of contact for landlords and tenants
- Coordinating planned and reactive maintenance, including instructing contractors and monitoring works through to completion
- Handling tenant applications, referencing, and progression to move-in
- Organising and overseeing check-ins, including inventories and key handovers
- Registering and administering tenancy deposits in line with current legislation
- Managing deposit deductions and disputes, including negotiations and submissions to deposit scheme adjudicators where required
- Managing effective communication between landlords, tenants, and contractors to ensure issues are resolved efficiently and professionally
- Conducting occasional property visits and inspections as required
Ensuring compliance with all statutory requirements, including:
- Gas Safety Certificates
- EPCs
- Other relevant safety and compliance documentation
- Monitoring compliance deadlines and arranging renewals as required
- Maintaining accurate property and tenancy records
Person Specification
Essential:
- Previous experience in residential property management or letting
- Sound knowledge of UK lettings legislation and compliance requirements
- Excellent organisational and time-management skills
- Strong communication skills, both written and verbal
- Ability to manage a varied workload and prioritise effectively
- High level of professionalism and attention to detail
- Full UK driving licence and willingness to travel locally
Desirable:
- Familiarity with property management software
- Relevant industry qualifications (e.g. ARLA / Propertymark)
