Property Manager – Job Description
Salary: £30k basic 
Location: Nottinghamshire 
Hours Monday – Friday + 1 in 5 Saturdays 9am – 2pm 

Overview

A Property Manager is responsible for the effective management of a residential property portfolio, ensuring compliance, strong landlord and tenant relationships, and the smooth running of all day‑to‑day operations. This role requires excellent communication, organisation, and a proactive approach to problem‑solving.

Key Responsibilities

Portfolio Management

  • Oversee a designated portfolio of residential properties, ensuring all management tasks are completed efficiently.
  • Conduct regular property inspections, reporting on condition and arranging necessary works.
  • Manage tenancy renewals, rent reviews, and end‑of‑tenancy processes.
  • Ensure all properties comply with current legislation, including safety certificates and regulatory requirements.

Maintenance & Repairs

  • Coordinate maintenance works, liaising with contractors and ensuring high standards of workmanship.
  • Respond promptly to maintenance queries and emergencies.
  • Obtain quotes, raise work orders, and manage contractor relationships.

Tenancy & Client Relations

  • Act as the main point of contact for landlords and tenants, delivering exceptional service.
  • Handle tenancy issues, disputes, and complaints professionally and in line with company policy.
  • Provide landlords with regular updates, advice, and recommendations to protect their investment.

Skills & Experience

  • Previous experience in residential property management or lettings.
  • Strong understanding of lettings legislation and compliance.
  • Excellent communication and customer service skills.
  • Highly organised with the ability to prioritise a busy workload.
  • Confident problem‑solver with a proactive approach.
  • Full UK driving licence (if required for inspections).
