Block Property Manager

Location: Birmingham (Hybrid Working)
Salary: Up to £40,000 (including car allowance)
Hours: Monday to Friday, 9:00am – 5:30pm
Job Type: Full-time | Permanent

The Opportunity

A superb opportunity has arisen to join a well-established and highly respected property management company specialising in Leasehold, Block and Estate Management.

Operating nationwide and working with a range of regional and national developers, this business has built an excellent reputation for professionalism, service quality and long-term client relationships.

This role is based from the Birmingham office, offering hybrid working following initial training (typically 1–2 days per week in the office and 2–4 days working remotely).

The Role

As a Block Property Manager, you will be responsible for delivering a comprehensive property management service across a residential (and where applicable mixed-use) portfolio.

You will act as the primary point of contact for Clients, Freeholders and Leaseholders, ensuring high standards of compliance, communication and customer service at all times.

The portfolio will be primarily Midlands-based, with occasional wider regional exposure.

For larger portfolios, you may be supported by an Assistant Property Manager, with responsibility for developing and mentoring them as part of long-term succession planning.

Key Responsibilities

 

  • Conducting regular property inspections and preparing detailed reports
  • Managing maintenance and repairs, liaising with contractors
  • Preparing and overseeing budgets and client accounts
  • Managing building and D&O insurance
  • Attending and leading AGMs, EGMs, Directors’ and Residents’ meetings
  • Handling lease breaches and compliance matters
  • Managing correspondence and general administration
  • Supporting property sales (assignment of lease)
  • Dealing professionally with complaints and queries
  • Ensuring high standards across all aspects of block management

The Ideal Candidate

 

  • Experience in Block / Leasehold Property Management
  • Strong organisational and communication skills
  • Confident dealing with clients, leaseholders and contractors
  • Professional, proactive and customer-focused
  • Ideally based within commutable distance of Birmingham
