Property Manager – Bath
Our well-regarded client based in Bath is seeking an experienced and proactive Property Manager to join their growing team. This is a fantastic opportunity to take ownership of a varied portfolio of residential buildings and play a key role in delivering exceptional block management services.
Key Responsibilities:

Oversee a portfolio of residential buildings under block management
-
Handle day-to-day maintenance issues and coordinate timely resolutions
-
Manage leaseholder and director communications effectively
-
Prepare and send out Management Agreements
-
Draft annual service charge budgets
-
Issue service charge demands and manage debtor accounts
-
Reconcile property bank accounts accurately
-
Conduct regular onsite inspections and Fire Risk Assessment (FRA) visits
-
Coordinate FRA remedial works with the in-house Service Team
-
Lead and manage major works and cyclical maintenance projects
-
Offer and manage Long Term Maintenance Surveys
-
Organise and attend Annual General Meetings (AGMs), including minute-taking and distribution
-
Chair leaseholder and director meetings as required
-
Manage legal processes, including Section 20 Consultations
-
Oversee the preparation of year-end accounts with accountants and distribute to leaseholders
-
Participate in leasehold training and stay current with Continuing Professional Development (CPD)
-
Respond to internal tickets and general office correspondence promptly
Requirements:

Previous experience in residential block/property management
-
Strong organisational and communication skills
-
Familiarity with leasehold legislation and service charge processes

Ability to manage multiple priorities and stakeholders
-
Commitment to professional development and industry best practices
