Head of Commercial Property Management
Shrewsbury | Senior Management Opportunity | Salary DOE
I am working with a highly respected and established property business to recruit an experienced Head of Commercial Property Management.
This is a senior opportunity for someone who knows commercial property management inside out but also enjoys leading people, developing client relationships and growing a department.
You’ll take responsibility for an established portfolio of commercial properties, ensuring landlords and tenants receive a professional, efficient and compliant service. Just as importantly, you’ll be tasked with developing the portfolio, retaining existing clients and identifying opportunities to generate new business and additional fee income.
The role
You’ll have overall responsibility for the Commercial Property Management department, including:
- Overseeing the day-to-day management of the commercial portfolio
- Managing landlord, tenant, contractor and professional relationships
- Dealing with lease renewals, rent reviews, assignments, licences and dilapidations
- Driving new business and securing additional management instructions
- Identifying opportunities to increase fee income and cross-sell services
- Overseeing rent collection, arrears, service charge budgets and reconciliations
- Ensuring properties meet relevant statutory and regulatory requirements
- Managing areas including EPCs, EICRs, fire safety, asbestos and legionella compliance
- Leading, supporting and developing the Property Management team
- Reviewing systems and processes to improve efficiency and service
- Overseeing contractors, tendering and major works where required
- Reporting on departmental performance to senior management
About you
We’re looking for an experienced commercial property professional who is ready to take real ownership of a department.
You’ll need a strong understanding of commercial property management, leases, service charges, compliance and client accounting, together with the confidence to manage and develop a team.
Just as important will be your commercial approach. This isn’t simply about maintaining an existing portfolio – our client wants someone who can build relationships, retain clients, spot opportunities and help grow the department.
You’ll be organised, credible and comfortable dealing with landlords, tenants, contractors and professional advisers at all levels.
The opportunity
This is an excellent chance to join an established property business in a genuinely influential position.
You’ll have the opportunity to shape how the department operates, develop your team and play a significant part in the continued growth of the commercial property management offering.
