An outstanding opportunity has arisen for an experienced Block Management professional to take a senior leadership role within one of the West Midlands’ most established and respected independent property businesses.
Our client operates a substantial and successful Block Management division, managing hundreds of residential properties and developments across the wider region.
Due to the continued growth and development of the department, they are now looking to appoint an accomplished Head of Block Management to lead the division and play a key role in its future direction.
The Role
This is a senior, influential position with responsibility for the overall performance, operation and continued development of the Block Management department.
The successful individual will lead an established team, ensuring exceptional standards of property management, compliance and customer service whilst also helping to drive efficiencies and further growth.
Responsibilities will include:
- Leading, managing and developing the Block Management team
- Overseeing the management of a substantial portfolio of residential developments
- Ensuring consistently high levels of service to freeholders, RMCs, RTM companies, leaseholders and residents
- Providing technical guidance and support to Property Managers
- Overseeing service charge budgets and expenditure
- Ensuring appropriate management and collection of service charges and ground rents
- Managing and reviewing major works programmes and Section 20 consultation processes
- Ensuring developments remain compliant with relevant legislation, health & safety and fire safety requirements
- Overseeing contractor performance, procurement and maintenance programmes
- Managing complex or escalated leaseholder and client matters
- Chairing and attending client, director and residents’ meetings where required
- Reviewing departmental procedures and identifying opportunities to improve efficiency and service delivery
- Developing strong, long-term relationships with existing clients
- Supporting the Directors with the continued growth and strategic development of the division
- Assisting with new business opportunities, portfolio mobilisation and client pitches
- Ensuring the department continues to operate to the highest professional and regulatory standards
The Person
We are looking for an experienced Block Management professional who combines strong technical knowledge with genuine leadership ability.
You will ideally have:
- Significant experience within residential Block / Estate Management
- Previous experience managing or leading a team
- Strong knowledge of leasehold legislation and residential property management
- Experience of service charge budgeting and financial management
- Good working knowledge of Section 20 procedures and major works
- A sound understanding of building, fire, health & safety and compliance requirements
- Experience dealing with RMCs, RTMs, freeholders and leaseholders
- Excellent communication and client-management skills
- The confidence to deal with complex and sensitive issues
- Strong commercial awareness and the ability to contribute to the continued growth of the department
IRPM / TPI qualifications would be highly advantageous, although significant relevant experience will also be considered.
