A full time internal Sales & Lettings compliance auditor post which will initially involve a 3-6 month intensive training process (dependent on the candidate) with a view to independently arranging and completing routine office Audit visits across our UK Network, involving regular overnight stays where appropriate.

Main Duties:


Being trained by, and shadowing an experienced Auditor in all aspects of our internal compliance audits, in accordance with strict guidelines laid down by Central Office and regulatory bodies. In particular the review of client money processes, rental and sales legislation and in addition, dealing with Office owners and their staff in a professional manner, and having an ability to communicate any feedback, either verbal or written, to the office owner.

Undertake training on how to analyse audit findings and compile detailed written reports to the Central Office Directors, together with the completion and upkeep of specific internal spreadsheets records. Understanding responsibilities for setting and managing timescales given to offices to rectify problematic areas highlighted, whilst working to specific proven procedures.

Lettings Property Manager

Negotiable

To manage a centralised property portfolio, ensuring that all aspects of property management are dealt with in a timely manner, whilst maintaining a high level of quality and customer service.

Main Duties:
Working within a busy team but solely responsible for the upkeep of the portfolio, including liaising with Landlords, Tenants and Contractors to ensure all maintenance/repair issues are dealt with in a timely manner, organising, coordinating and managing all aspects of tenant move ins and check outs, whilst maintaining a high standard of Best Practice and compliance with all current law relating to Data Storage and the Residential Lettings Practice.

Additional duties:
The role involves meeting targets and deadlines, protecting the integrity of the brand at all times and occasionally covering for colleagues whilst absent. Must be prepared to maintain the current software system at all times, and will be expected to accurately process and manage all client monies, including deposits in accordance with the legislation.
Main Responsibilities:
·General day to day management of a property portfolio.
·The arrangement and monitoring of all property maintenance, including record keeping, invoicing, and monitoring contractors' performance
·Organising through to completion various mandatory safety checks including gas and electrical safety checks
·Managing property inspections
·Managing check outs and deposit returns
·Re-marketing existing properties with third parties and managing them through to completion, including deposit protection
·Dealing with day to day tenant and landlord enquiries
·Archiving property and tenant details in accordance with data protection where necessary

This is a maternity cover position.

Part-Time Customer Service Consultant/Sales Progressor

£16000 - £25000 per annum Pro Rata

Key Objective

The role is to manage a portfolio of properties and to undertake the co-ordination of minor works.


Main Duties

- Responding to requests from lessees for minor works
- Liaising with lessees, contractors and surveyors
- The administration of minor works processes with record keeping, instructing contractors, progress chasing, diary keeping, correspondence, processing invoices and filing.
- Liaising with other colleagues and departments within the company
- Providing administrative support
- Dealing with telephone calls, correspondence and any other support tasks as required
- Keeping a record of time charges
- Assisting with the posting of mail merges

Key Requirements

Experience or knowledge: basic knowledge of minor works in domestic property

My client who is a good independent agent in Northampton is looking for a sales progressor to join a busy team.

You need to have Estate Agency experience or a conveyancing background as the role is seeing the sale through to completion and dealing with any problems that could occur on the way.

The role needs somebody who is a good communicator as you will be liaising with solicitors, financial advisers and surveyors. you need to be able to work a computer and keep up-to date records so you can update vendors and purchasers and help support with the transaction.

This role would be Monday to Friday full time and the salary would be negotiated depending on experience.
