As a Sales and Lettings Director, you would be responsible for getting the ultimate performance from your designated towns and areas. One of the main focuses for the Sales and Lettings Director will be ensuring that once the new properties are signed up the vendors and landlords get second to none customer service. Client relationships are very important to this firm, so updating clients frequently to understand their needs and making sure they are fulfilled is a vital part of this position.

You will be responsible for a team who will be supporting you by completing viewings, assessing local marketing and helping drive lead generation.

You must be constantly aiming to build the companies profile in the area and finding the best ways to promote the firms advantages over the competitors. An important aspect of this is motivating your team by setting targets, and helping individuals to reach them. Its therefore vital that you are a great communicator with an entrepreneurial streak. who is able to build strong and lasting relationships.

Nuts and bolts:

You will be working a 5 day week but must be flexible to work extra hours if needed! The hours will be 8.30am till 5.30pm with one late evening a week. You must be able to work 3 out of 4 Saturdays and will be based from the central office in Witney but covering the Witney and Swindon areas, so a successful candidate must be willing to travel and have a full UK driving license.

Package:

Basic salary will sit between ?27,000-?30,000 with OTE between ?40,000 and ?50,000, you will also get other perks such as business expenses, health cover for you and your family and a mobile phone.

As well as thing you will receive plenty of support and training within the role, our client will genuinely spend a huge amount of time and energy on your own personal development.

The bad and the ugly:

This is a very time focused role and will mean you are required to juggle a huge amount all at once, so you must be extremely organised.

In charge of keeping the property in good condition as well as the surrounding grounds, essential duties will include dealing with repairs, breakages and the general maintenance of the grounds and garden. Liaising with tenants and contractors for access. Giving recommendations of general suggestions on improvements the property to.
3. A good property manager will handle all of the outgoing operations for the property, which can include anything from noise complaints to maintenance issues.
4. Working directly with the owners, communication is key. This includes keeping the owner informed of utility vacant rates, business policies, legal issues.
5. Property managers can be invaluable to the landlord when it comes to the legal aspects of letting a property, with a good understanding of up-to-date laws and practices which need to be complied with. Building confidence and trust between landlord / tenant and the property manager is essential. 6. Another important aspect of the role is to ensure inspections are carried out to our terms with the landlord, this will include highlighting any maintenance of safety issues and ensuring the property is continuing to be legally compliant.
7. Building excellent relationships with contractors is vital to ensure maintenance can be carried out in a timely fashion.
8. Computer proficient. Knowledge of software packages.

A great opportunity has arisen for an experienced Sales/Senior Negotiator to join a well established group of estate agencies at one of their most successful offices in Witney.

As expected of such a role, the successful Sales Negotiator will be expected to maintain current client relationships, and contribute to the continued success of the sales department and the Witney office as a whole.

Applicants must have the following:

-Proven experience in residential sales
-Exceptional negotiation skills
-Excellent customer service skills
-A proactive attitude
-Ideally some previous valuation experience.

One of our clients in Oxfordshire, now seeks an experienced Property Manager.

A self-motivated and diligent Property Manager is currently required by a successful private property company in Oxford.

The Property Manager will be expected to take responsibility for duties including the maintenance of properties, liaising with contractors, and ensuring adherence to Health & Safety regulations at their residential properties which are located across Oxford.

This position would suit an individual who enjoys problem-solving, negotiating, and dealing with relevant parties on maintenance issues.

To be considered for this position, the following requirements are necessary:

-Experience of Residential Property Management is essential.
-Previous experience of managing residential properties in Oxford will be an advantage.
-Good, current knowledge of Health & Safety regulations is essential
-Excellent negotiation skills
-A good network of property maintenance-related contacts
-Excellent interpersonal skills
-Full driving licence

A genuine interest in property as well as the ability to demonstrate a proactive attitude is necessary for success in this position.
