Client Accounts Co-Ordinator required for well established, Independent firm in Bradley Stoke.

Day to day duties will include;
 
·Maintaining the Client Rent Accounts
·Receipting in Tenants payments
·Approving Contractor invoices
·Paying Landlords/Contractors; running statements and remittance advices

·NRL (Non-Resident Landlord) Tax – Reporting and processing for HMRC - including quarterly and year end returns
·Month End reconciliations
·Collating monthly team performance figures and updating various spreadsheets for month/year ends

·Registering deposits with the DPS (Deposit Protection Service) and ensuring compliance
·Preparing and overseeing our annual audit’s – ARLA & Franchisor Audit

Property Manager

An independent Lettings and Sales Agency in Bristol are looking for an experienced Property Manager to join their team.
 
Established over 15 years ago, the company successfully cover the whole of Bristol, South Gloucestershire, and some of North Somerset.
 
Reporting to the Office Manager, you will be required to work within a team, and responsibilities will include day to day duties to help ensure the department runs smoothly, along with the following areas:
 
Property Management:
- Ensuring inventories are in place, signed off by tenant and dealing with queries/ maintenance issues raised on check in.
- Ensuring gas, pat and other certificates are in place ahd in date.
- Contacting landlords & tenants re tenancy renewals.
- Negotiating rent increases.
- Serving Sections 21 and 8.
- Booking Property Inspections.
- Booking and inventories & check outs.

Essential skills:

This is a full time position and hours of work are Monday to Friday 8.45am – 5.30pm. You will be required to occasionally work some Saturdays (9.00am – 4.00pm) and have an allocated day off in the week

Senior Property Manager

Commercial Negotiator

Looking for a Business Agent to work in the care sector, the role will involve working closely with a team of ix experienced healthcare agents across the south of England with day-to-day duties ranging from business development through to the marketing and sale of clients’ elderly care homes, specialist care homes and supported living businesses.
 
Initially the role will be supporting the existing team whilst the candidate is given training in all aspects of the healthcare brokerage market.  This is fantastic role for an ambitious candidate who has experience in the estate agency industry but looking for a more involved, technical role with excellent career prospects.
 
The objective of the role is to support the Care South team in all aspects of their role to ensure the growth of the department - this can vary from preparing sales details, reporting, arranging viewing, partaking in accompanied inspections, marketing such as email campaigns.
 
Duties and Responsibilities:
- To work alongside and support the Care South agents in developing their operator network of business owners across the patch (Bristol)
- Meeting business owners, advise on marketing strategies to acquire or dispose of trading businesses; these include independent owners, multiples, and corporates.
- To help secure new sale instructions, manage the marketing process, negotiate with prospective buyers and project manage business sales through to completion.
- To undertake accompanied inspections on closed care homes, where required, arrange and follow-up on viewings, liaising with clients, preparation of marketing material.
- To conduct all aspects of local and regional marketing, working closely with the Care South team and the Healthcare Marketing Manager.  
- To work closely with the Finance broker to maximise cross selling opportunities
-To build and maintain relationships with professional contacts active in our sectors including solicitors, accountants, banks and other intermediaries in the sector   
- To become a subject matter expert in the Care sector
 
Skills and Experience
- Previous experience within an Estate Agency business;
- Strong telephone skills
- Exceptional negotiation and communication skills;
- Strong IT skills with excellent working knowledge of Microsoft Office;
- Knowledge of Estate Agency legislation;
- Knowledge of the property sector and property trends;

Job Purpose Summary: The New Business Development Manager will be part of a team responsible for identifying and creating first appointments, for presenting to, signing up, and launching new Estate Agents in accordance with the 2 year recruitment plan.
 
Key Responsibilities and Accountabilities
1.To Identify, recruit and launch Partner Agents
2.To use these opportunities to cross-sell other products and services.
3.To develop excellent working relationships with branch staff, branch managers and directors of estate agents, to create a compelling and commercially successful launch, with your counterpart Onboarding and Account Management Teams
4.To handover successfully launched clients into the Onboarding and Account Management functions once the contract has been signed, or depending on the size of the opportunity, post launch;
5.For larger opportunities, and in partnership with the Onboarding team, deliver training sessions with new Partner Agents, branch staff and valuers to maximise the level of auction leads in the onboarding phase;
6.To liaise with the New Business Director in order to develop a bespoke regional agent recruitment strategy and plan;
7.To update the New Business Director on a weekly basis with scheduled activities.
8.To work collaboratively with the marketing team to ensure that there is an aligned recruitment plan and that all supporting materials used are the correct/latest iteration, and being used to the greatest effect;
9.To represent the company at industry conferences, exhibitions and events to support the recruitment effort
10.To ensure you are an ambassador for the Company via all channels (phone, written, social and face to face) and to align to the group brand values and relevant policies (e.g. social media policy)
11.Be highly organised to enable you to conduct the minimum number of appointments set per day
12.Share regular and relevant insight back into the business (New Business Development Director and Marketing Team) so support a culture of continuous learning and development
 
 
 Key Skills and Experience
 
·You will ideally have both Auction, Estate Agency and customer facing B2B experience;
·A proven track record of hitting targets and delivering results within the property sector or a similar sales environment
·The ability to target and win new business individually alongside the use of CRM systems and prospecting/pipeline management software
