Personal Assistant

Our client is a highly sought after and reputable property agent in the central Exeter area with a beautiful City Centre office, covering property sales, lettings, surveying, land and new homes.  They are seeking an experienced senior PA for one of their directors with a competitive salary of £30-35,000pa.
 
Personal Assistant Job Responsibilities
·To provide a high level of administrative support, including diary and email management
·To manage Director’s emails and time by reading, researching, and routing correspondence; drafting letters and documents; collecting and analysing information, initiating meetings or telephone calls where necessary
·To implement and maintain office systems, including data management and filing
·To pro-actively manage phone calls, enquiries and requests, and handling them when appropriate
·To efficiently time manage projects timelines and delivering progress updates.
·Organisation of client meetings, attending where necessary to notate action points and then to co-ordinate and carry out where possible action points on behalf of Director.
·To attend meetings on behalf of Director
·To carry out background research and presenting findings as required by Director
·To produce documents, briefing papers, reports and presentations as required by Director
·To organise and, where necessary, attend meetings and ensure the Director is well prepared for meetings
·Liaising with vendor and developer clients, suppliers and other staff.
·To carry out specific projects and research as required by Director
·To deputise for the Director, making decisions and delegating work to others in the Director’s absence
·To be actively involved in decision-making processes.
·Any other duties as required by Director

Essential Qualifications/Experience

Contract Terms
·Salary £30,000 to £35,000
·Hours:  Monday to Friday 8.45am to 5.30pm
·Holidays:  22 days per annum plus Bank Holidays and 4 ex-gratia days
·Clothing Allowance:  £600 per annum

New Homes Negotiator

A well established firm in the Cotswolds are looking to recruit a top performing new homes sales negotiator.
 
This position will involve the negotiator developing the business through meeting and exceeding sales and performance targets through selling and marketing new homes development including referral sites, manned sites and unmanned sites.
 
Working for a prestigious and leading brand, a high level of personal presentation is essential, as is experience in either New Homes, Estate Agency or Lettings.
 
The duties:
-Attend site meetings with developers
-Exceed weekly and monthly targets
-Follow up calls with clients after viewings
-Attend viewings
-Ensure all sales leads are followed up
-High level of administration
-Provide the highest levels of customer service
-Knowledge of the status of each unit/sale and liaison with purchasers, solicitors and developers where necessary.

New Homes Negotiator

A rare and exciting opportunity to join an upmarket firm in Clifton in their new homes department.
 
A market leader in their field the purpose of the role is to sell new build property on a prominent and placemaking development of a substantial size and importance.
 
Objectives
- Have a general understanding of the local property market
- Have strong knowledge of all competing new build schemes in order to display market knowledge
- Track and/or collate comparable evidence
- Highlighting new incentives, sales and marketing recommendations to improve sales rates throughout the development programme
- Handle daily applicant enquiries from all sources
- Lead generation for regular call outs and text/email campaigns
- Ensure all marketing material is kept up to date
- Carrying out viewings with prospective purchasers in marketing suite and show homes
- Maintaining records on the database
- Ensuring sales office and show homes are well presented
- Manage the buyer from reservation to completion ensuring regular contact
- Weekly report to the developer and sales manager
- Follow Health and Safety procedure at all times
- Ensure anti-money laundering documentations and ID of purchasers is obtained and recorded
- Report all offers to the client/head of department within 24 hours of receipt and confirm the offer to all parties in writing
- Contract chasing to ensure target 28 day exchange timeframe is met
- Liaise weekly with the Construction manager to obtain construction updates
 
You will be responsible for meeting monthly sales targets and will attend on occasion, sales meetings with the client and head of department/sales manager

New Homes Negotiator

A great opportunity to join a well established Estate Agency as a New Homes Negotiator.
 
Based on a newly acquired site, duties of the role will include:
 
- Maintaining the cleanliness and presentation of the information centre and show apartment
- Arrange and conduct viewing appointments
- Handle daily applicant enquires from all property portals and sources
- Discuss comparable properties with surveyors
- Discuss the development with potential purchasers including history, current availability and future phases
- Ensure the sales progression is kept up to date and the 28 day exchange deadlines are met
- Keep purchasers updated from the point of reservation to completion
- Be comfortable liaising with Solicitors/Mortgage Brokers/Estate Agents
- Keep in regular contact with the developer
- Maintain the database and send out regular emails updating purchasers/potential purchasers
- General administration
- Be comfortable and confident showing/explaining technical plans/drawings
- Conduct reservation appointments
- Follow Health and Safety procedure at all times
- Send out weekly reports to the sales managers and developer
- Ensure anti-money laundering documentations and ID of purchasers is obtained and recorded
- Conduct site visits
- Conduct demonstration/walk through appointments when properties are ready to be occupied
- Liaise and maintain good communication with site
- Maintain frequent communication with the local offices referring clients
