Duties will include that standards of Health and Safety, cleanliness and maintenance are upheld and highly compliant, annual service charge budgets are controlled and any issues raised are rectified in a timely manner.

Key Responsibilities:
-  Ensure that reactive maintenance is being carried out in accordance with corporate deadlines, standards and KPI’s, using MRI’s Qube PM Software
- Compliance with Health & Safety statutory requirements and industry best practice standards across all buildings the company monitors compliance via the online ‘Riskwise’ programme
- Management of annual service charge budgets and expenditure
- Maintain clarity of costs allocation, apportionment and service charge recovery
- Ensure compliance via the Planned Preventative Maintenance (PPM) programme
- Procurement of added value and cost-conscious suppliers / contractors – working in conjunction with the accounts team procurement specialists to provide best value to our customers
- Contractor Management – procurement of contractor contracts and services via the company’s online ‘Rubberstamp’ Purchase Order system and Maintenance Manager in Qube
- Contractor Permit to Work and Risk & Method Statement (RAMS) authorisation and administration
- Financial accountability to directors
- Project management where applicable of Section 20 Major Works programmes – working in conjunction with external consultants and contractors as necessary.
- Customer Relationship Management and Complaint Handling of management related issues
- Supervise insurance claims and liaise with brokers, underwriters and loss adjusters as necessary
- Assist with annual service charge budgeting process and account reconciliation cycle
- Assist with investor communications
- Additional Property Management related tasks as required.
 
Experience required:
- Experience of leading, managing and mentoring people, performance management and staff development
- Knowledge of current Fire, Health and Safety requirements
- Property and Facilities management experience
- Experience of setting budgets, reviewing financial performance and Credit Control processes
- Extensive knowledge of Leasehold Management

Property Manager

A quality Lettings Agent in Gloucester are looking to recruit an experienced Property Manager to join their busy and thriving team.
 
Duties:
 
1.Assist with the management of the property portfolio of managed properties in order to maximize office income including the retention of properties and clients.
2.Deal with the management of all property maintenance issues.
3.Liaise with landlords and negotiate with contractors for works to be carried out on properties.
4.Ensure all contractors have current Liability cover and carry out periodic performance reviews to ensure contractors are fit for purpose, competitive and that their work is of an acceptable high standard.

KEY TASKS:
•Complete checkouts at properties ensuring that reports are accurate.
•Advise tenants on the deposit release process and ensure they are aware what is required of them before they leave the property.
•Advise tenants of the progress of their deposit release, ensure that they are aware of any deductions that may be applied in line with Deposit Protection Scheme (DPS) timescales.
•Liaise with the Landlord over issues at the property and obtain charges for works.
•Obtain quotes and instruct contractors for end of tenancy cleaning and maintenance.
•Ensure that detailed breakdowns of works are held to defend deposit disputes.
•Negotiate between landlord and tenant during a dispute to avoid it going to arbitration.
•Manage landlord expectations on deposit deductions before the end of tenancy process begins.
•Diary management and organise own workload.
•Ensure that all maintenance and cleaning is complete, and the property is ready for the next tenancy to commence.
•Deal with disputes and complaints and communicate reoccurring problems to line manager.
•Assist with general queries.

A well-known brand with offices in Poole is looking for an experienced lettings property manager to join their team.
 
To be considered for this role you will need to have current lettings experience.

Lettings Manager

A local firm in Chipping Norton is seeking a Lettings Manager to join their expanding office.
 
This is a rare and varied role and will suit a polished and highly experienced property professional with several years’ worth of Lettings experience at either Senior Lettings Negotiator or Lettings Manager level.
 
Duties to include but not limited to:
 
·Carrying out regular coaching, feedback and one to one sessions with staff to support skills development.
·Ensuring that legal tenancy agreements are executed compliantly and in a way, that maintains a high level of customer care.
·Working on the annual budgeting process, proposing suitable income and cost levels for the branch.
·Pro-actively researching the local market, competitors within this region, and establishing ways to develop a competitive advantage through local networking.
·Ensuring that any Client / Tenant / Property details that change during the tenancy are updated on the relevant systems and communicated to other relevant divisions within Lettings.
·Pro-actively developing strong relationships with other departments within the firm.
 Identifying opportunities to work with and to refer business to other departments/divisions. 
·Enhancing and building on the market share
·Attending valuations
·Marketing of properties
·Ensuring that terminations, refunds and deposit releases are executed correctly and efficiently.

Candidate qualities:
 
·Polished and well presented
·Dedicated and dynamic
·A positive `can do` attitude
·A full and clean UK Drivers License.
·Experience in Residential Lettings is essential
·Excellent communications skills both written and verbal
·The ability to develop and motivate those around you.
·Willingness to exceed expectations through great customer service skills
