You’ll be happy working with minimal supervision and use your initiative to proactively respond to changing priorities and conditions. Work with transparency and collaboratively with your colleagues ensuring a seamless service for our landlords, tenants and contractors.
 
What you will be doing?
You’ll spend most of your time liaising between our landlords, tenants and contractors to ensure the best standard of service is delivered for all parties, putting the client’s needs at the heart of everything you do is essential. You will need to create client relationships that position my client as the brand of choice for landlords. After every interaction, they want landlords to be impressed by their service gaining recommendations.
 
Your main tasks will include:
Arranging valuation and viewing appointments.
Appointment follow up and feedback to clients as appropriate.
Conducting viewings if and when necessary.
Acting as a key contact for our tenants and landlords who require support throughout the duration of their tenancy and carefully adhering to landlords’ management requirements.
To arrange reactive and proactive maintenance work to the satisfaction of both landlords and their tenants.
Protecting our clients’ investments by arranging all inspections and safety certificates as scheduled.
Developing and maintenance of strong working relationships with a network of high-quality and cost-effective contractors.
General office duties including telephone reception, filing data uploads, brochure compilation and all related administration.
Assist in commencement and termination of tenancies.
Assist in the marketing of new properties and screening tenants.
Assist the Lettings Team as required in any other related duties.
Taking an active role in the presentation and cleanliness of the office environment.
 
Be an advantage if you have:
General estate agency/lettings experience.
Working with contractors to book appointment
Full, clean driving licence.
 
Hours:
Monday-Friday 8:30-5:30 (8am start on Tuesday)
Every other Saturday 8:30-4pm (or until 5:30pm if required).
Some flexibility for occasional out of hours appointment or response.
Share of bank holidays.
 
Basic Salary - £12500 (this will increase with reviews by the management team)

Our client is a well respected Sales and Lettings Agent in the Leeds area. Who is currently seeking an experienced Property Co ordinator to join their team.
 
Duties to include:
- Be the first point of contact within the office for all sales and lettings enquiries either by telephone, email or in person.
- Ensure window cards for sales and lettings properties are accurate and the window displays routinely updated.
- Ensure sales and lettings viewings are booked correctly  and that name, addresses, telephone numbers and email addresses are taken from anyone wishing to view a property.

Senior Lettings Negotiator

They are looking for a person who will undertake the following:
 
·Support the Lettings Manager in carrying out lettings valuations and winning new instructions.

Senior Lettings Negotiator

A market leading sales and lettings estate agent with high profile offices and excellent market share are looking for an experienced senior lettings negotiator for their offices in Cheltenham.
 
They are looking for a person who will undertake the following:
 
·Support the Lettings Manager in carrying out lettings valuations and winning new instructions.
·Advising tenants and landlords of their contractual obligations.
·Proactively explore new business and valuations from all possible avenues, ie. local applicants, canvassing, old valuations, withdrawn listings etc.
·Registering applicants, encouraging valuations and add-on services.
·Dealing with web portal enquiries.
·Creating viewings / accompanying viewings.
·Landlord updates / viewing feedback.
·Receiving offers and taking relevant information/negotiating lets.
·Cross selling all departments.
·Re-marketing properties.
·Dealing with relevant notices to leave.
·Dealing with tenant swaps.
·Develop new business through existing and newly formed relationships.
·Maintain and improve rapport with existing clients and drive up levels of service/fees.
·Contribute to the process of: rent reviews, fee structures, any other profit driven opportunities i.e. referrals for removals, insurance (although not at landlord cost), mortgage leads for buy to let re-financing.
·Identify if current procedures are best practice and implement if not.
 
The ideal candidate will:
 
·Have a full understanding of the lettings process, including the legal procedures and the company Terms and Conditions of business.
·An understanding of ARLA and their minimum standards, although formal training and qualification could be provided if necessary.
·Full understanding of statistics, office and personal targets and office systems.
·Develop personal skills and capability through ongoing training as provided by the company.
·Contribute towards a harmonious and productive office environment.
·Be self-motivated, well-presented, articulate, able to communicate at all levels and a real team player.
