Office Based Property Manager

My client is a Professional and Independent family run company and they have been established since 1986 and they specialises in Lettings, Management, Sales and Development in South West London.

They are currently looking for a driven Senior Lettings Negotiator/valuer to oversee their Lettings department working alongside the Lettings Manager (there will only be 2 of you in the department) you will be responsible for generating new Lettings instructions and negotiating the Let so you will be covering the process from start to finish, it is a very busy department so you need to be comfortable with working at a fast pace and at time, under pressure.

The role of the Property Management Negotiator is as stated below:

General Duties (not limited to)
·General administration, customer services

Salary range is from £18 - £19,000 depending on experience.  In addition there is a £250 quarterly bonus if income targets are met.

This role is full time and permanent.  Ours of work are Monday to Friday from 8.45am to 5.30pm.  Saturday working from 9am to 4pm will be required on a rota basis however a day off in lieu will be given in the preceding week therefore we offer a five day working week.

-To provide the most effective and accurate administration for all tenancies

-Collecting First month’s rent and deposit for all tenancies ensuring cleared funds are received prior to move in.
-Creating & renewing Rent Warranty Policies and charging correctly to clients
-Ensuring Rent Warranty Policies are cancelled in line with tenancies ending for properties going for sale or returning to client
-Registration & protection of deposits and service of supporting documents in line with industry compliance
-Release deposits for Let Only and Rent Collection tenancies and closing down registrations
-Managing the landlord billing account for council tax and all utilities for all change over tenancies
-Processing billing invoices for clients to ensure prompt payments are made to the relevant authorities
-Conduct regular audits as part of a team to ensure SF remains industry compliant as well as SF standards for processes and policies are met.
-Actively participate in office meetings
-Prepare for office meetings to discuss arranging tenancies, scenarios and contributions towards improvements and adapt to change
-Support and cover all members of the admin team in times of absence
-General tasks as in structured by the head of Administration and Senior Management
-To be responsible for your own learning and keep up to date with legislation

Senior Lettings Negotiator

Our client are well established, good quality firm in Reading, they are a large firm who have gone from strength to strength in recent years.

Now seeking a Senior Lettings Negotiator to join their vibrant office in Reading, this is a great opportunity for a tenacious character to join a top quality firm who can ensure you receive great training and career progression.

The role will include the following responsibilities:

- Conducting viewings
- Generating new business, and being able to bring and contribute ideas to generate new business
- Provide valuations and manage rent increases
- Arranging of diary
- To negotiate lettings with both landlords and tenants and always keep landlords updated
- To follow the new tenancy from start to finish
-Canvassing
-Achieving both personal and branch targets
- Other ad hoc duties

Candidate qualities:
