You will preferably be ARLA qualified or be keen to undertake the exam.

Your general duties include the following:-

-Dealing with applicants and clients both in the office and on the telephone and fully qualifying to the companies required standard.
-Updating applicant and landlord records on the Jupix system.
-Dealing with internet applicants and referrals.
-Arranging and carrying out accompanied viewings of residential properties.
-Communicating offers and negotiating between vendors and purchasers and completing the necessary paperwork and in particular keeping Jupix updated.
-Keeping in touch with landlord clients, keeping them informed and agreeing strategies to facilitate lets agreeing changes in rents where appropriate.
-Carrying out reference checks to ensure suitability of tenants.
-Agreeing and collecting deposits and fees in order to progress applications.
-Property inspections in order to prepare or update inventories, ensuring that these are recorded and approved with copies supplied to relevant parties. Progressing rentals to completion.

Your role is to work as part of a residential lettings team within a multi disciplined practice which also includes commercial and residential sales, operating in two local offices in Melksham and surrounding areas.

You will be predominantly based in the Melksham office, but may be asked from time to time to work out of the other branch in a near by village.

Hours of work are 8.45 – 5.30 Monday to Friday. Saturday working is 9 – 4 on a rota as required, normally one in three. In addition you are expected to work what ever extra hours are reasonably deemed necessary to fulfil your role. This may involve attending staff meetings or training which may continue beyond normal working hours.

A very exciting opportunity has arisen within a quality firm in Trowbridge. Out client is a successful Estate Agent and Lettings Agent who is seeking an Inventory Clerk.

This role can be full time, part time (minimum 25 hours a week) or a job share for two people.

They will consider applicants doing school hours also.

The main duties of the role will include:

-Check Ins/Check Outs
-Inspections
-Handling deposits
-Statements of Condition
-General Administration

Candidate qualities:

-Honest and trustworthy
-Polite and well mannered
-Ability to manage your own diary
-Confident and proactive
-Ability to build long term relationships
-Confidence
-Well presented and professional
-Experience working within Lettings is preferential

You will have a full driving license and use of your own car. You will be disciplined, organised and will enjoy working with people.

You must also be able to handle tough tenant's and be a strong communicator, the preferred candidate will have some property experience however candidates with no property experience will be considered.
