Our clients are a long-established company and are a market leader in the residential sales and lettings sector across Kirklees and Calderdale having a reputation for offering the highest level of professional service to clients.
 
A fantastic opportunity has arisen to join our growing Lettings and Property Management Department who manage a portfolio of over 800 properties for a wide range of Landlords.
 
The role of Lettings Co-ordinator is diverse and includes handling property enquires, negotiating new tenancies, arranging property repairs and liaising with Landlords, Tenants, Contractors and Colleagues. In addition, the successful candidate will provide support in undertaking property viewings and inspections, preparing inventories and tenant sign-ups/check-outs.
 
Whilst previous experience would be preferred, this is not essential and with the personal attributes of the applicant being equally as important for this role.
 
The following are however key skills for the role:
 
·A full driving licence.
 
·Attention to detail in completing check-ins, tenancy agreements, inventories and check-out reports.
 
·Strong self-management skills.
 
·Good written and verbal communication skills.
 
·The ability to build relationships with colleagues and clients.
 
·A desire to offer the highest level of customer service and a willingness to learn.
 
The role offers the opportunity of career progression within the business and, over time, be provided support to achieve qualifications within the sector.
 
Full training will be provided, where required, in respect of the software used and regulations surrounding lettings.
 
Monday to Friday – 9.00am to 5.00pm
1 in 4 Saturdays – 9.00am to 12.00pm
 
A fixed salary will be agreed along with the prospect of earning bonuses, subject to personal and department performance.

Tenancy Progressor - Coordinator

Based in Clifton, duties of the role will include:
- Drafting contracts on StuRents and all subsequent queries
- Inputting tenancy details onto Reapit
- Checking all certs are in date for Tenants to sign off
- Protecting deposits, issuing prescribed information and create first rent invoices
- Change of sharer (re-doing all administration within a tenancy)
- Professional tenants- contracts, rent invoices, guarantors if necessary
- Check in/check out notes and Move In packs and general admin for the changeover

- Initial invoicing/standing order administration
 
The ideal candidate:
- Excellent organisational and time management skills
- Confident when speaking with and dealing with problems with Landlords/parents & students
- Able to understand the various elements of administering a Tenancy which are all critical in terms of their accuracy
- Experience in a similar role within lettings
- Very numerate
- Excellent IT skills including simple use of excel skills and internet based software
- Good inter personal skills to assist Tenants and guarantors with enquiries
 
Hours of work
This role is 25-30 hours per week with 1 on 4 Saturdays worked with a half day off the week following.

Property Manager Administrator

A fantastic opportunity has arisen for a Property Management Assistant/Administrator to join a well established firm in Bristol.
 
The job role is to support an experienced team of 4 Property Managers who are managing 1000 properties and have 2 support staff. The role is very involved in visiting properties and assisting with practical solutions on a day to day basis.
 
Duties include:
- Key cutting for new properties, missing sets etc
- Get keys ready for inspections and audit at the same time
- Get keys ready for safety testing inspections
- Load inspections i.e. set them up on Rentfind (inspection software)
- Process/send inspections to landlords
- Carry out inspections on long standing tenants / newer / refurbished properties
- Provide access to contractors/ block management for routine visits/fire alarm testing
- Filing/ scanning post
- Sticking up HMO signs/ Fire safety signs – this is an audit role and a then a contractor will install in safe long term way
- Carrying out Fire Risk Assessment and completing jobs on the spreadsheet
- Meeting council at HMO licencing visits – 2-3 visits per month
- Meeting contractors if tenants don't want them in unsupervised
- Collect and drop off items to tenants i.e dehumidifiers/heaters/allow access in case of emergencies
- Obtain meter readings (missed/tenants requesting)
- Transfer inventories from CFP to Rentfind
- Draw up new inventories on new managed properties – 3-4 per month
- Applying for licences / handling booking of licence visits with BCC 2-3 per month
 
The ideal candidate will have a pleasant optimistic manner with diplomatic skills and be a very good team player.  You will be confident when speaking with and dealing with problems with a variety of tenants, whether professional people or students or young tenants.
