A super opportunity has arisen to join a well established Independent lettings firm in Southville.

My client is looking for an Property Manager to join their already successful team, the ideal candidate for this role will come from a strong property background and will have the ability to work well under pressure.

The areas of responsibility:

1. Management of tenancies
-Maintaining accurate data base of managed properties
-Property inspections and subsequent reports
-Tenancy extension and renewals
-Maintaining landlords general duty of care
-Issuing of legal notice

2. Management of maintenance issues:-
-Management of day to day maintenance issues
-management of external contractors
-Liaising with landlords and tenants

3. Tenancy Check outs
-Acknowledgment of notices ? Landlord and Tenant
-End of tenancy check outs
-Deposit returns/negotiation/ disputes within tenancy deposit scheme
-Management of cleaning/maintenance work

You will be well presented with an excellent telephone manner and will have the ability to deal with people at all levels with a calm professional approach.

Hours: 40 hours a week (some Saturday mornings ? typically 6 in 16 weeks)

Remuneration: 23 - 26K depending on experience and qualification (made up of basic salary plus monthly bonus)

Holiday: 20 days per annum (increasing a day each year of service to max of 25)

Our client is looking for an organised, and well-presented portfolio manager to work in their Falmouth office. They are an extremely busy agent so you will be used to working under pressure and be able to multi task and organise your own workload daily. You will have at a year?s lettings or property management experience and be able to hit the ground running.
You will be responsible for managing your own portfolio of managed properties from the point of move in to the deposit release and everything in between including dealing with repair and maintenance issues, organising safety certificates, check ins, check outs, inventories, quarterly visits and general landlord and tenant customer service.

A quality independent firm in the Melksham area is seeking a Lettings Manager to cover two offices within their network.

You will preferably be ARLA qualified or be keen to undertake the exam.

Your general duties include the following:-

-Dealing with applicants and clients both in the office and on the telephone and fully qualifying to the companies required standard.
-Updating applicant and landlord records on the Jupix system.
-Dealing with internet applicants and referrals.
-Arranging and carrying out accompanied viewings of residential properties.
-Communicating offers and negotiating between vendors and purchasers and completing the necessary paperwork and in particular keeping Jupix updated.
-Keeping in touch with landlord clients, keeping them informed and agreeing strategies to facilitate lets agreeing changes in rents where appropriate.
-Carrying out reference checks to ensure suitability of tenants.
-Agreeing and collecting deposits and fees in order to progress applications.
-Property inspections in order to prepare or update inventories, ensuring that these are recorded and approved with copies supplied to relevant parties. Progressing rentals to completion.
-Agreeing and planning regular inspections of managed stock, inspecting property, accurately recording condition and reporting issues.
-Taking rent, providing receipts, banking and reporting to the accounts dept where monies are received.

Your role is to work as part of a residential lettings team within a multi disciplined practice which also includes commercial and residential sales, operating in two local offices in Melksham and surrounding areas.

You will be predominantly based in the Melksham office, but may be asked from time to time to work out of the other branch in a near by village.

Hours of work are 8.45 ? 5.30 Monday to Friday. Saturday working is 9 ? 4 on a rota as required, normally one in three. In addition you are expected to work what ever extra hours are reasonably deemed necessary to fulfil your role. This may involve attending staff meetings or training which may continue beyond normal working hours.

Key responsibilities will include:

-Responsiblility for the administrative development, conduct and delivery of current and proposed rental properties across the company portfolio.
-To conduct viewings of current and proposed properties including direct interaction with tenants and landlords
-To attend new instructions in order to compile property details for marketing purposes
-Conducting the myriad of administrative tasks involved in the running of the letting business, which briefly include tenant referencing, production of draft tenancy agreements, checking legally required documentation and related contractual paperwork
-Ensuring the compilation of detailed inventory schedules and ensuring client and property information is correctly requested and maintained
-Responsibility for dealing with maintenance queries including liaising with landlords, tenants and maintenance contractors in pursuit of resolution of the same
-Processing of maintenance invoices and regular landlord payments
-Attending the check out process, including dealing with deposit disputes and report compilation in order to support deposit claims
-Support to the Sales team as required
-Utilisation of IT systems to ensure data is captured and used in a manner to ensure excellent recording and productivity with the office

The successful applicant must be able to buy into and share our aim of developing and growing the managed portfolio in a sustainable way and enjoy the challenge of building, improving and maintaining relationships with landlords and tenants to ensure we retain them and their business.

Working hours for this role: 1 in 4 Saturday?s 9am-4pm (with lieu day in the week when you work a Saturday) Monday to Friday 8.45am-6.00pm (with a 6.30pm finish 5 days in every 4 weeks)
