Duties and Responsibilities:

An exciting opportunity has arisen to join an established letting agency as a property management negotiator in the Perranporth area with salary up to £23,000. This is a varied role covering a beautiful part of the country visiting and working with properties from town flats to country houses.
 
The role will include liaising with landlords, contractors and tenants regarding maintenance issues reported and arranging repairs, carrying out property inspections, pre checkout and checkout inspections and all associated administration.  You would also be covering rent arrears, deposit disputes and so need to be a good problem solver. The salary will be between £20k and £23k depending on experience but our client does need someone who has some experience in a similar role. Principle Accountabilities
 
• Proactively managing and processing tenancy renewals for the Bishopston, Clifton, Westbury on Trym, Kingswood, Downend & Redfield offices.
• Building & maintaining strong working relationships with our Landlords & Tenants.
• Completing annual rent reviews on our managed portfolio - Preparing ‘Best Price Guides’ to support/evidence our valuations.
• Leading our engagement with Landlords (primarily via phone and emails) regarding future plans for their properties/tenancies, advising Landlords on rental possibilities/market conditions, agreeing instructions on how and on what terms to move forward with the existing tenancies.
• Liaising promptly with the New Business team to instruct properties to be remarketed at the end of a current tenancy in a timely and efficient manner.
• Negotiating and agreeing renewal terms between Landlords & tenants.
• Preparing subsequent tenancy renewal agreements, Section 13 Notices, Section 21 Notices and overseeing the signing/execution of these documents (primarily via e-signature software).
• Reporting on a weekly basis to Head of Existing Business on the status of all tenancy renewals to ensure there is clear visibility on the workload and performance of the renewals department.

An energetic and motivated Senior Lettings Manager is required by a successful and award winning independent Estate Agency in their Fleet Branch.
 
Main Responsibilities to include:
 
·Creating the largest active market share in the area
·Maximise revenues and grow the property register as the main instructions taker for the branches
·Develop exceptional working relationships with clients to encourage repeat business and recommendations
·Maximise branch profits and achieve all financial targets
·Manage team performance of employees via the morning meetings and one to one reviews
·Influence results through effective team management, action plans and their delivery
 
The ideal candidate will:
 
·Have previous Estate Agency and customer service experience
·Have previous listing experience
·You must be target driven and tenacious, with a proven track record of achievement
·Be able to work effectively managing a team
·Be motivated and enthusiastic at all times
·Display high standards of service and presentation
·Have good organisational skills
·Demonstrate ideas and imitative around plans for market growth
·Be a car owner with a full driving licence and be insured for business use
·Have the legal right to work in the UK
