The purpose of the role is to value, sell and rent out businesses on behalf of both private and corporate clients in the commercial property sector.
 
Duties and Responsibilities:
To take responsibility for the business within your allocated patch and sector
To build the client base within your patch
To visit and talk to clients about their businesses and its special features
To collect information about the property and take photographs
To estimate the sale or rental value of the property using the correct estimation calculations and processes
To sell the Companies other services to clients
To market and promote properties for sale
To send out details of new businesses in the market to database contacts
To advise clients about the buying, selling or rental process
To arrange and carry out the viewings of properties
To represent the sellers in negotiations with prospective buyers / tenants · - To monitor the process and liaise with all interested parties including mortgage brokers, solicitors, surveyors and other agents
To advise clients and help buyers to decide what they want to buy / rent
To make sure that a price is agreed that is acceptable to both the buyer and the seller
To keep up to date with trends in the local commercial property market

Person Specification Skills and Experience
Previous experience within a commercial property business
Exceptional negotiation and communication skills
Very strong IT skills with excellent working knowledge of Microsoft Office
Knowledge of relevant legislation
Knowledge of the Property sector and Property trends

MAIN DUTIES:
Leading a team of two negotiators and overseeing the company’s in-house photographer

Uploading new properties and maintaining the marketing database
Providing Landlords and Vendors with regular marketing feedback

REQUIRED SKILLS:
The successful applicant will:
Have a good experience within residential estate agency

Commercial Property Manager

Well respected property consultancy with offices throughout the South West currently has an opening for a Commercial & Residential Block / Property Manager.
 
The role will involve managing a portfolio of properties in both the Plymouth and Exeter areas so the candidate can be based to work out of either the Exeter or Plymouth areas. The properties are mainly commercial offices, shops, restaurants and night clubs, together with some high profile residential sites.
 
Duties will involve managing the reactive maintenance issues of these properties and handling rents and service charge payments from tenants; dealing with various planned maintenance projects such as re-fits of office and communal areas of building;. undertaking various account duties and dealing with legal issues relating to lease enquiries, rent reviews, dilapidations and marketing of the properties.  It is essential to have a good working knowledge of the Landlord and Tenant Act, be organised and methodical.

Property Manager

Our client is a quality firm in Stratford Upon Avon and they now seek an experienced Property Manager for their busy offices.
 
Purpose of the role
To manage a portfolio of residential properties, to act as a key contact for landlords and tenants who require your support throughout the course of their tenancy ensuring that the best interests of their customers are at the heart of everything that they do.
Key Tasks
·Attending and participating in morning meetings ensuring that you are prepared with the required reporting figures.
·Processing tenant references and new applications through the platform.
·Preparing move in documents for new tenancies ensuring that all pre-let works are completed and all legal documentation is served.
·Ensuring that all tenancies are legally compliant and have appropriate safety documentation in place at the start of the tenancy and upon renewal.
·Coordinating repairs and maintenance both routinely and on an ad-hoc basis when reported by a tenant or prior to a tenancy commencing.
·Conducting routine property visits, producing a report of your findings and feeding back to the landlord.
·Identifying opportunities for landlords to maximise their assets through refurbishments and upgrades.
·Communicating with colleagues in other areas of the business on a regular basis to allow a smooth transition for our clients.
·Dealing with incoming and outgoing calls and emails efficiently and professionally.
·Serving legal notices accurately and promptly when required.
·Chasing overdue rent payments, managing tenant arrears and ensuring the landlord is kept informed of any arrears during the tenancy.
·Arranging end of tenancy check out reports, assessing the reports and advising landlords on appropriate deposit deductions within the specified time frame.
·Negotiating with tenants and landlords the allocation of a tenants’ deposit at the end of the tenancy to minimise disputes and release deposits within the required time frame.
·Compiling a case file for deposit disputes as and when required.
·Negotiating tenancy extensions and rent increases and issuing renewal documents.
Knowledge
·Competent user of Microsoft Outlook and Jupix software.
·General knowledge of basic household tasks to assist with trouble shooting maintenance problems.
·Understanding of deposit legislation and the dispute process.
·Understanding of landlord obligations both statutory and contractually.
·Knowledge of notice periods and service of notices.
·Understanding of their terms of business and tenancy agreements and how these apply in day to day management.
Skills
·Be an effective communicator both written and verbal with an ability to demonstrate empathy and understanding in sensitive situations.
·Ability to prioritise and manage your own time and work load efficiently, meeting deadlines where required.
·Work well with other colleagues both within your direct team and other areas of the business.

Our client is a highly respected West Country property & auction specialist.  They are seeking an experienced RICS qualified and registered valuer to join their established office in the Taunton area.
 
They are seeking a replacement  RICS qualified Registered Valuer with experience valuing commercial property as well as residential development land (circa two-thirds of the work) and residential panel and private client valuation work (one third).
 
Salary would be dependent on experience and aspirations but they are very competitive and OTE would be in the region of £40-50,000pa with the opportunity to work for a super employer renowned for having  wonderful relationship and low turnover of staff.  They would be keen to speak to local candidates already working in the industry as a valuer.

Property Manager

A fantastic opportunity has arisen for a Property Manager to join a well established firm in Bristol.
 
Looking for a high calibre individual to look after a large portfolio of student properties, focusing on one landlord, the ideal candidate for the role will have a strong Property Management background and will be keen to join a forward thinking firm.
 
Duties to include:
 
- General administration
- Arranging maintenance
- Negotiating with contractors
- Inspections and inventories
- Move in's and move out's
- Ensuring all legislation is followed correctly
 
The ideal candidate must be willing to lend a hand wherever is needed to ensure that the Property Management role is successfully met and fulfilled.
 
Candidate qualities:
 
- 12 Months Property Management experience
- Organised with a keen eye for detail
- Well presented and professional
- Able to problem solve and a quick thinker
- Fantastic customer service
- Personable and able to work well in a team
- Ability to work in a sometimes challenging environment
 
The role will involve attending property inspections so a full driving license and own car are essential.
