Customer Care Manager

Our Estate Agency Client are looking for a Client Customer Manager who will be personally responsible for developing market share by generating Market Appraisals and Instructions and Third Party related income

KEY RESPONSIBILITIES:

-To assist the manager in developing the largest dominant market share for on market and under offer properties
-Personally, achieving high levels of proactive calls and Market Appraisals
-Management Responsibility for running the MA generation section of the opportunity report and achieving all follow up activities on time
-Responsibly for high conversion levels of Market Appraisals to full service sole agency Instructions and Third-party sales
-Responsibility for High Quality marketing to include photographs, descriptions and web marketing
-Responsibility for excellent compliance levels of Money laundering, EPC’s, CPR and Admin documentation

THE ROLE:

ANAGEMENT & BUSINESS STRUCTURE:

-To adhere to and actively implement all elements of the company Business Priorities and Client Standards document and ensures that all staff understand and focus on implementing them. This Job list should be read in conjunction with that document
-Support the manager ensuring branch performance is above targets and assist colleagues with their action plans to improve where performance weaknesses exist.
-Support the Manager in ensuring the branch fully complies with all regulatory requirements, company priorities & standards and has the highest standards of customer service and client care consistently.
-Ensures delivery against the Client Standards and the company is delivering a complete service which retains clients and maximises opportunities. Ensure all clients receive a weekly call regardless of viewing activity to re-enforce quality feedback, undertake competing property analysis and where appropriate plan for potential price reductions agreed. Ensure there is an NG note emailed to the client to reflect this
-Upholds company standards at all times. Acts as a role model for all within the branch and ensures that personal and team behaviour and presentation is exemplary at all times
-Ensures that the branch is focused on performing to standards that will engender positive customer service reviews from customers. These reviews must be actively sort from all customers and they should be encouraged to post them online through the company approved partners
-Ensures that accurate information is given by staff regarding availability and viewing arrangements of properties to call applicants and that staff use the interest tab to record enquiries
-Ensures quality file notes are made every week. Ensures the NG email notes facility is utilised to ensure effective client and customer communication and to allow for informed negotiations at all times.
-Ensures that every property marketed is done so in line with CPR guidelines and that a CPR review has been done prior to marketing commencing so that the correct information can be provided to customers enquiring about the property
-Attends all training courses relevant to your role to enhance your knowledge and improve your performance.
-Weekly participation on conference calls with pre-prepared information and action list update
-Ensure all fees and contract terms are above minimum fee level with any exceptions being approved in writing by a company director in advance

COMPLIANCE REQUIREMENTS:

-Adherence to all sales, lettings and administration procedures
-Adheres to companies Money laundering policies
-Ensure staff undertake suitable risk assessments when carrying out viewings to ensure their safety and the safety of customers and clients.
-Ensure high standards of staff interaction are maintained so that staff treat each other with mutual respect at all times and the team is one which people would aspire to work within
-Follows HR policy and procedures and raises matters to the HR Advisor or Line Director
-Ensures accurate data is entered into NG at all times and that all client records are held and managed in accordance with Data protection guidelines
-Ensures that the branch marketing activity is fully compliant with the company brand and compliance guidelines
-Follow CPR, Ombudsman and ARLA code of conduct and has passed the relevant examinations i.e. CPR, OEA, ARLA, NAEA etc.
-Secure and maintain industry recognised qualifications, for example ARLA/NAEA Membership

Block Manager

Our Client is looking for an experienced Communal Property Manager to join their team in Salford!

The day to day duties would include:

- Oversee the smooth running of the communal areas of the portfolios
- Budget & financial control for communal areas
- Build and maintain relationships with contractors

Property Manager

A well know and exceptional quality independent Estate Agent and Lettings Agent are looking for a highly experienced Property Manager to join their thriving team.

You will be required to join a dynamic and driven team in a number 1 position. The ideal candidate will have a minimum 2 years worth of Property Management experience and preferably a strong local knowledge.

Key duties will include:

-Advertising property to potential tenants
-Sourcing suitable and reliable tenants for the property
-Accompanying potential tenants to view the property

-Re-letting the property as quickly as possible and minimising any 'down-time'
-Dealing with legal aspects of the tenancy and property, including evictions, non-payment, harassment or problems with squatters

Duties will vary and you will be required to assist on all matters.

This is an admin role with a big difference. The company is looking for and outgoing an friendly person who will join their existing team within the office working a five day week.

Duties will include usual estate agency administration, dealing with vendors and applicants in person, by telephone and via email, arranging viewings, attending occasional viewings, giving vendor viewing feedback and sales progression (dealing with solicitors, mortgage providers, surveyors, vendors and purchasers).

The ideal candidate will come from a property sales, sales progression or legal background. Knowledge of progressing sales and working with vendors, purchasers and both representative solicitors is essential, even if only at a basic level as full training will be given.
You will need to be organised and hard-working and have a thorough and structured work ethic. Working to tight deadlines, targets and KPI’s is essential and understanding all parties’ needs is key to success in this demanding but rewarding role. This is a commission-based role, so the hardest working and most successful are rewarded as such.

You will need a good understanding of the use of spreadsheets and trackers, along with the importance of using a CRM system. Knowledge of Salesforce is preferred but not essential. Communication is mainly telephone and email-based, therefore an excellent telephone manner is essential. You will need a good understanding of MS Word and Outlook also.

Senior Sales and Lettings Negotiator

My client was established in 1993 and has grown and into one of the largest, privately owned independent agents in the area. Covering the North West Kent area, they deal with the entire spectrum of properties, from affordable first homes to executive detached houses. Their offices are in prime locations and they offer comprehensive Marketing and extensive coverage.

They are seeking to recruit an experienced Negotiator that has a minimum of 12 months Estate agency experience (ideally in Sales and Lettings but training will be provided) working in a competitive environment.

The successful applicant will be a team player who is highly organised with excellent written and verbal communication skills and the ability to deliver a high level of customer service.


Job Description and responsibilities

·Achieve and strive to exceed all targets and maximise personal activity
·Can demonstrate a natural ability to convert appraisals into listings
·Understand the company’s business priorities and use the daily structure to ensure you are focused on key activities that achieve core objectives
·Consistently provide exceptional client service to ensure we deliver on commitments to retain clients and ensure they become referrers of future customers and clients
·Monitor own performance against targets and take action to improve volume/conversions
·Source and generate market appraisals through agreed tasks
·Undertake regular applicant management daily and identify the perfect property for every applicant and keep in regular contact
·Attend viewings and prepare thoroughly to answer all questions relating to the property
·Follow up on all viewings within 24 hours and give informative feedback to the client
·Ensure all offers are fully recorded, submitted promptly and financially qualified
·Actively utilise company information to ensure effective communication and allow for informed negotiations
·Provide all clients with details of the company’s products and services as part of our ongoing client management
·Prepare for and actively participate in all meetings relevant to your own performance and that of the branch
·Assist in effective and day-to-day administration within the branch
·Act on behalf of the Branch Manager during their absence
·Comply with and actively encourage all procedures relating to all current legal legislation relating to our Industry

Hours and Package
·5 day week to include a Saturday - 9am-5.30pm
·£16-18,000 Basic salary depending on your level of experience
·Realistic OTE of £25-30,000

Property Manager

A well-known brand, who has offices in the centre of Nottingham, is looking for an experienced lettings property manager to look after their large portfolio of property.

This is an interesting and varied role in a busy office and the successful candidate will be responsible for all aspect of property management, including maintenance, inspections and deposit returns etc.

Experience in property management is therefore essential for this position and the company is looking for a person who is used to multi-tasking in this sector of the property market.

You will be an articulate person who is able to communicate at all levels, be of smart appearance, have great attention to detail, be a team player and able to work as part of a team and work on your own initiative.

Monday to Friday 9am to 5.30. One in four Saturdays.
