Key Responsibilities

Our client seeks a high calibre Lettings Director for their expanding business.

Property Manager

What you'll do

- Adhere to all compliance and regulatory requirements.  Ensure all properties are legal, safe and ready for occupation and safety certificates are up to date
- Assist with day-to-day maintenance of properties
- Assist with the setup of new properties (currently growing at 5% per month). This will need you to get out and about.
- Deliver a five-star service to landlords and guests
- Develop strong, long-term relationships with landlords, guests, contractors and investors
- Review and execute legal contracts, negotiate leases, carry out pre-tenancy inspections, check-ins and check-outs, issue monthly rent statements to the landlords and manage the return of deposits
- Ensure all client files and documentation are kept updated
- Support the co-founders and the team on general team administration
 
To be considered for the role you must:
- Have a driving license
- Be hands-on, have excellent attention to detail, able to resolve issues quickly and efficiently and constantly trying to improve processes and make them more efficient / are able to hack together solutions when processes are not fully developed
- Have at least 2 years property management experience

Portfolio Manager

We require an experienced Portfolio / Property Manager or Senior Property Manager for an Established Independent Letting Agency with a superb reputation in Cornwall and salary up to £28,000 depending on experience.
 
Our client is looking for an organised, and well-presented portfolio manager to work in their Falmouth office.  They are an extremely busy agent so you will be used to working under pressure and be able to multitask and organise your own workload daily.  You will have at a year’s lettings or property management experience and be able to hit the ground running or be at a more senior level and looking for more department responsibility such as maintaining property management systems, training junior property managers etc.  
You will be responsible for managing your own portfolio of managed properties from the point of move into the deposit release and everything in between including dealing with repair and maintenance issues, organising safety certificates, check ins, check outs, inventories, quarterly visits and general landlord and tenant customer service.
 
In return you will be working for a very respected firm and receive a competitive salary, in the region of £22-28,000 and a pool car is available to candidates over 25. The salary is negotiable depending on the candidate though.
 
The position is full time Monday – Friday 8.30am – 5.30pm with Saturdays worked on a rota, 1 in 3 (9am – 4pm).
