Responsibilities and Duties:
 
 
·Create and execute a strategic sales plan that expands the customer base and extends our reach
·With support from the Director, develop business plans and strategy for next 1-3 years
·Lead and manage the letting teams to achieve results and high standards of work
·Foster a transparent, inclusive, and achievement-oriented team culture
·Financial planning including budgets
·Run monthly 1-on-1s with each direct report to help them overcome roadblocks and chart their long-term career growth
·Ensuring business meets legislation requirements, and exceeds industry best practice
·Ensure the business has robust, tech driven, and streamlined processes and systems in place
 
·Working with the Project Management team to ensure a high standard of customer service
·Marketing the properties with high quality photos and video
·Onboarding of clients
·Dealing with tenant enquiries
·Onboarding of new tenants including carrying out viewings, reference checks and move-ins
·Tenant checks - ensure tenants are quality and will be long term
·Accurate record keeping of tenant, property and client documentation
·Negotiating renewals when applicable for properties and managing the paperwork
·Setting accurate and viable rental amounts, preparing comparables as appropriate
·Processing payments (deposits + ?rst month’s rent etc
·Being an ambassador of the brand to both tenants and investor clients, and other key stakeholders

·Creating draft Sales Particulars using wording and photographs provided by the Negs for approval and agreement with the Vendor.
·Monitor internet activity on properties on a regular basis, knowing how to edit and update the information, to keep the property refreshed and interesting.
·Review process:  3 day, 10 day and 21 day:  Carry out preparations for the Vendor Reviews and work with the Neg to undertake the review
·To put together memorandums of sale to send to Vendors, Purchasers and Solicitors
·Liaising with Sales Progression Manager, to obtain updates from Solicitors, Vendors, Purchasers, Agents and Intermediaries to move sale along.
·To remember at all times that this is a ‘Customer facing office’ and as such, greeting visitors to the office and when answering the telephone, in a helpful, friendly and professional manner.
·Tracker spreadsheets – For Sale stock and SSTC Pipeline - updating figures on a weekly basis.
·Keys – to tag keys, record the key number and to ensure keys are signed in and out in accordance with company procedure.
·To maintain client confidentiality at all times and to record and protect client’s personal information in accordance with the Data Protection Act (DPA).
·To follow the company systems and procedures to comply fully with both the Money Laundering Regulations (MLR’s) and Consumer Protection Regulations (CPR’s).
·To utilise the agency software (currently Reapit – RPS) to best effect and to the instruction of the Management team.
·To follow Company systems and procedures to aim for “best practice and consistency” throughout your role.
·Identify and create opportunities for inter-department referrals i.e. financial referrals, Survey & Lettings.
·Any other duties as directed by the Sales Office Manager and the Managing Director.
·You may be asked from time to time to attend company and charity related events, attend company meetings and training meetings, or work from another office/location.

A fantastic opportunity to join a market leading firm in a Pivotal Property Management position.
 
Salary: £30-35k depending on experience   
 
You will be working from state of the art offices on the outskirts of Birmingham with a dedicated team who have a forward thinking approach to lettings and property management.
 
Duties will include:
 
Setting and collecting rent and other fees from tenants.
Carrying out property visits.
Managing the property’s finances, by keeping accurate records and paying all taxes and levies as necessary.
Hiring and supervising any staff employed on the property.
Maintaining the property and ensuring regular building upkeep, addressing tenant complaints, completing repairs and contracting landscaping and snow removal companies.
Handling building inspections for prospective tenants or buyers.
Managing tenant screenings and evictions.
Enforcing occupancy rules Preparing regular property-status reports for relevant stakeholders.
 Advertising units and negotiating lease terms Coordinating maintenance schedule with the Maintenance Coordinator
 
The ideal person will come from a strong lettings and Property Management background, have an eye for detail and be extremely process driven.You must be highly customer service focused and be prepared to always go the extra mile.

Our client is a multi-office independent firm, with an enviable reputation for providing professional service and exceeding expectations. They are now looking for an outstanding, experienced Senior Property Manager to join one of their friendly, proactive and busy offices.
 
As a Senior Property Manager, you will be required to:
- Oversee and manage the existing property management team.
- Liaise with Landlords, Tenants and Contractors
- Conduct inspections, check in and check outs and viewings when necessary
- Arrange contractors to resolve repairs, maintenance and refurbishments
- Deal with general administration, enquiries, issues and tenancy agreements
 
The Successful candidate will:
- Have a minimum of  two years pure property management  experience
- Be ARLA qualified.
- A Full UK driving license and access to their own car
- Experience and a good knowledge of all Microsoft packages including Excel, Word and Outlook.
- Ability to multi task lots of duties and demanding clients!
- A background in customer care and administration
