My client is an established and well respected residential sales and Lettings business and currently has 3 branches and they are looking to add an Experienced Valuer/Lister to their team.

As a trainee negotiator, you have a lot to learn!

My client prides themselves in their professional approach and outlook providing a first-class service. Clients are very discerning with high expectations, it is often said you have 5 seconds to make a good impression, but equally a bad impression, and therefore the information that you impart, and your presentation skills are of paramount importance to my client.

What will I be doing?
The job is specific we are creating this dedicated role to attract more valuations and thereby instructions and sales, in time, with the right training, you will be expected to value properties supporting our branch manager, to do so you must know what you are talking about to exude confidence when on the valuing appointment . It’s imperative you understand the ‘mechanics of a well-run estate agency, you will be expected to assist in the all-round branch duties, on a team basis. We invest heavily in various portals such as Rightmove more recently Zoopla and valuation tools such as Val Pal you will be expected to use all mediums and others to generate fresh and continued valuation appointments.

You will be expected to use our computer system, registering valuations and storing their information on our data base and using this database as your lead generator. Furthermore, you will be assisting with the compliance documents that need to be retrieved from Clients. But far more importantly speaking to people, you need to be a first class communicator so that you can get your sales message across, advising potential clients of the state of the market projecting a ‘can do’ attitude and a professionalism that encourages engagement, and thereby a valuation appointment.

This role will not suit everyone and unfortunately you must have a thick skin at times but, Estate Agency is all about the sales buzz gaining that instruction, finding a buyer and getting your client moved, that’s what has keeps my family based client selling houses for over 50 years!

You will need to be Presentable, reliable, self-motivated, enthusiastic and articulate with a desire to progress your career in Estate Agency.

How does the commission work?
This vacancy comes with a basic salary of £14,000 per annum depending upon experience. If all goes well and you show the tenacity and aptitude required, you can expect your income to increase by an incentive-based commission structure from your valuations and listings sales as well as ancillary commission from mortgage and legal referrals with on target earnings of circa £23,000 – £25,000 per annum.
Commission is a reward for success, an Estate Agents income is never based upon the basic salary alone but by the considerable uplift in commission.

What hours will I work?
Your minimum working day will be from 8:30am to 6pm, 5 days each week, including Saturday, with a day off in lieu (Tuesday) to be taken in the following week. In addition, you will join the office rota and will work Sundays and occasional Bank Holidays with a ½ day off in lieu.

How much holiday do I get?
You’re entitled to four working weeks holiday each year (which equates to 20 days). In addition to the above, you are entitled to eight bank holidays in every full holiday year.
My client likes to keep their sales staff fresh and therefore a week’s holiday per quarter must be taken.

- Monitor contractors’ performance
- Arrange repairs in order of priority and in accordance with the Companies terms of business and ensure strong and prompt communication with landlords is maintained.
- Monitor the progress of all maintenance issues, up to the point of payment of the suppliers invoice to ensure all works have been satisfactorily completed.
- Manage the property diary system to ensure that all reminders, gas safety inspections, management visits and tenancy renewals are completed on time.
- Handle any overflow business with regards to call handling, viewings, booking appointments etc.
- Informing your Line Manager of any ideas which may improve performance and efficiency.
- From time to time perform duties outside of this job description reasonably requested of you.
- Demonstrate high standards of professionalism at all times.

Senior Sales Negotiator/Valuer

Experienced Sales Negotiator / Valuer required to complement the existing team working in a busy, established Independent Estate Agents in the Falmouth area with £17,000 - £25,000 basic salary and up to £35,000 per annum (On Target Earnings) depending on experience.

Our client is a reputable, extremely busy firm of Estate and lettings agents based in the mid Cornwall area. They are currently seeking an experienced Estate Agency senior sales negotiator / valuer with at least two years’ experience and a great track record in property take ons and sales. You will be responsible for carrying out market appraisals, viewings and negotiating deals and will be target driven and able to deliver high levels of customer service to your clients. This Estate Agents only employs the best staff but in return you will receive a competitive salary according to your experience and be working for a market leader.

The senior sales negotiator position is full time Monday – Friday 8.15am – 5.30pm with Saturdays worked on a rota, 1 in 3 (9am – 4pm) but obviously these are core hours and sometimes late appointments are necessary.

Package dependable on experience ranging from £17,000 - £25,000 basic and up to £30,000 OTE. A pool car is available for candidates over 25 years of age.
