We are a young and exciting, values driven North East property company, at the next stage of our growth. Due to our expansion we are requiring a driven and experienced person to lead our newly established Lettings business. Reporting to the Director of Customer Experience and Operations, the role will have a strong sales emphasis, as well as overseeing property management, property onboarding and maintenance requests for existing properties. We are looking for a determined, target driven, committed candidate who has exceptional organisation and communication skills.
This is a senior role within the company, and a unique opportunity to grow and shape this new business, and will have complete ownership and will be required to be autonomous as much as possible. We are aiming to revolutionise the property industry through the use of technology. We are aiming to make the lettings experience better for both landlords and tenants, through providing a slick and exceptional service.
We aim to be customer centric, with both sets of stakeholders (the landlord investor and the tenant) central to all decision making. Ultimately the vision is to create the ‘Amazon of Lettings’, a customer led and tech-?rst business. This role is fundamental in ensuring that this vision is adopted and the letting business is built on these principles.
You will be an enthusiastic, con?dent people-person, able to build relationships quickly and easily. This role is sales driven as we have key metrics we need to hit in terms of properties full managed, and your pay will be linked to hitting these targets. We’re looking for someone very organised, with excellent time management skills and excellent attention to detail. You will be a self-starter, with the ability to work autonomously managing your own workload, time and sales pipeline. The job will be home based for all admin work but will predominantly be out viewing properties around the North East. You will be required to have access to your own car.
Responsibilities and Duties:
·Create and execute a strategic sales plan that expands the customer base and extends our reach
·With support from the Director, develop business plans and strategy for next 1-3 years
·Lead and manage the letting teams to achieve results and high standards of work
·Foster a transparent, inclusive, and achievement-oriented team culture
·Financial planning including budgets
·Run monthly 1-on-1s with each direct report to help them overcome roadblocks and chart their long-term career growth
·Ensuring business meets legislation requirements, and exceeds industry best practice
·Ensure the business has robust, tech driven, and streamlined processes and systems in place
·Working with the Project Management team to ensure a high standard of customer service
·Marketing the properties with high quality photos and video
·Onboarding of clients
·Dealing with tenant enquiries
·Onboarding of new tenants including carrying out viewings, reference checks and move-ins
·Tenant checks - ensure tenants are quality and will be long term
·Accurate record keeping of tenant, property and client documentation
·Negotiating renewals when applicable for properties and managing the paperwork
·Setting accurate and viable rental amounts, preparing comparables as appropriate
·Processing payments (deposits + ?rst month’s rent etc
·Being an ambassador of the brand to both tenants and investor clients, and other key stakeholders
·Business is managing 150 properties by end March 2022
·Business compliant with legislation and exceeds best practice in managing tenants
·Letting business is capable of and is managing a portfolio of 70 client’s properties by end of 2022
