Key Responsibilities and Accountabilities

-To co-ordinate the handover of successfully on-boarded Partner agents from the External New Business Team into the External Key Account Management Team.
-To manage your own diary efficiently and effectively to enable you to attend a minimum of 3 appointments per day and adhere to the SLA’s surrounding Gold and Growth partners.
-Demonstrate flexibility around nationwide travel and overnight stays to support the wider business.
-To ensure that all agents have access to the suite of marketing material in place and that they buy in to creating a strategy around its use.
Candidate Qualities:

-Experience working at Valuation, Sales Manager and Branch Manager and above
-Candidates from an Estate Agency background are preferred but candidates from a Lettings background will be considered

- Plan and manage personal diary to ensure key business areas are monitored
- Plan diary ahead in branch in line with Regional Diary Structure policy ensuring that all urgent outstanding items are given priority. Ensure that whilst in branch all outstanding meetings and pending meetings are carried out to maximise efficiency.
- Create a performance culture in your part of the business through Performance Review Meetings and League Table generation. Create and Run Competitions to approved budget levels an approved activities/prizes.
- Pro actively recruit quality staff for your own operation and the company. Personally headhunt potential candidates, maintain the candidate database through regular targeted follow up calls to create interviews. Book and carry out interviews, complete and upload recruitment forms for interview feedback and approval to job offer, make job offers to successful candidates to fill job roles with a high conversion level of success. Work closely with the recruitment team to ensure candidates are seen as soon as possible, interview feedback is given same day and paperwork is completed fully and swiftly.
- Mentor and develop staff to retain and improve top performers through regular career reviews and mentoring meetings.
- Ensure driving of MA activities take suitable priority over other activities so they continue to happen regardless of staffing levels.
- Actively ensure you grow market share in your coverage area regardless of market conditions whilst meeting all financial targets. - Achieve required levels of FS appointments and mortgage/protection sign up’s for the FS advisor team in your area. Ensure FS results form part of the regular one to one performance reviews with Managers and Negotiators. Carry out additional performance reviews and coaching with under performing Staff to turn around or escalate under performance.
Sales and Commercial – Achieve required levels of Conveyancing referrals and sign up’s for your area. In particular ensure a high conversion level of conversion of new clients to sign up’s to ensure a high penetration of “legally prepared” clients to speed up pipeline turn and reduce abandon volumes. Ensure conveyancing results form part of the regular one to one performance reviews with Managers and Negotiators. Carry out additional performance reviews and coaching with under performing Staff to turn around or escalate under performance.
Key Personal Responsibilities:
- Personally generate fee income in excess of personal cost to the business. Agree strategy & business model for achieving this with Operations Director/Managing Director and specifically report on the success against this business model on a monthly basis and as part of attendance at group or personal one to one operations meetings
- Carry out MAs each month either on branch cover or by choosing selected opportunities. Secure the appropriate number of instruction and business opportunities from these instructions and ensure that these are all recorded in your name with related personal commissions being claimed.

Our client are an Estate Agency business with a difference. They list, market and sell properties all over the UK from a single office in Bristol. Because they cover the whole of England and Wales from one office they have managed to keep our costs very low, meaning they are able to charge their sellers a much lower price than most traditional agents would usually charge. But that absolutely does not stop them from offering a highly professional service to all their customers!

Due to their continued success they require an office based Junior Sales Negotiator to join them in the Bradley Stoke area of Bristol.

Their focus is simple: to offer an exceptional service to buyers and sellers and provide real value for money. The service uses clever technology and combines it with a professional, highly trained team of Sales Negotiators available over the phone 6/7 days a week.They recognise that some tasks are easy to do online (eg amend criteria for properties of interest or obtain feedback on viewings). But sometimes customers may just want to speak to someone to ask for help or to run through a specific query - hence their decision to make our Sales Negotiators available at the end of the phone every day of the week.

Duties
-Take over the customer relationship once a vendor has signed up with the sales team
-Gather the required data in preparation for marketing the property online
-Upload on to the portals
-Handle inbound requests for viewings
-Obtain viewing feedback
-Negotiate offers
-Agree sale and instruct solicitors on both sides
-Where appropriate recommend our mortgage, legal and survey services to vendors and applicants to help make sure the sale goes through smoothly
-A share of evening and /or weekend hours will be required
Required experience
-Able to demonstrate an understanding of the house buying process in England & Wales
-Minimum of 6 months’ experience working as a sales negotiator for an estate agent
-Competent with modern technology (eg EA software systems, MS Office, Rightmove Plus)

The ideal candidate will be motivated and eager to push the business forward, have valuing experience, come from a Sales and Lettings back ground and be dedicated to delivering exceptional standards of service.

Duties:

-Assist with the daily running of the branch
-Generate Viewings
-Attend Viewings
-Generate Market Appraisals
-Attend Market Appraisals when Valuer is away.
-Administration
-Vendor care
-Sale Negotiation
-Viewing Feedback

Duties will vary and you must be expected to lend a hand wherever is required.
