One of Cheltenham’s finest Estate and Letting agents now requires an experienced Property Manager for their busy office to join their established team on a full time permanent basis.
 
The successful candidate will have previous property management experience:
 
Duties:
- Deal with the management of property issues.
- Negotiate and handle deposit repayments/disputes.
- Deal with general communications from tenants, landlords and contractors.
- Arrange gas safety certificates and all other legal documentation to ensure that all managed properties comply with current legislation.
- Manage the property diary system to ensure that all reminders, gas safety inspections, regular property inspections and tenancy renewals are completed on time.  
- Arrange and carry out property inspections including reporting findings to the landlord and arranging remedial works and/or follow up visits if required.
- Liaise with contractors to generate a weekly update.
- Notify utility companies of new tenancy details or change of occupants including all meter readings.
- Liaise with tenants and landlords to deal with maintenance issues and liaise with contractors and tradesmen.
- General ad hoc administration. 
 
 
Key Skills: 
- Previous experience within a similar role
- Experience in using WinMan CFP beneficial, though not essential
- Must have a driving licence and own car. 
- Ability to multi-task and prioritise workload. 
- Good communicator both written and oral.
- Keen interest in property. 
 
Salary – £22-27,000 depending on experience
 
Hours - Monday to Friday 8.45am – 5.30pm. One in three Saturdays, 9am till 1.30pm preferred with time off in lieu.

The Role:
 
You will be the primary point of contact for prospective buyers across the full suite of sales products, guiding buyers through the process from initial enquiry to handing over their new home and after sales support.
 
To be the main revenue producer within the sales team, meeting sales targets by working closely with mortgage providers, surveyors, solicitors and buyers ensuring the group achieve set completion deadlines.
 
To assist the manager with preparing new developments for launch, including; legal site set up, kitchen/bathroom design & fitting choices, digital and traditional marketing campaigns, liaising with suppliers and anything else which would reasonably be expected of the role.
 
Experience / Skills:
 
Proven success in New Homes Sales with a developer or Estate Agent
The ability to build relationships and deliver sales in a target driven environment
Outstanding customer care / customer service experience
The ability to manage the day-to-day tasks while pushing through barriers or obstacles to achieve outstanding results whilst maintaining high levels of customer satisfaction.
Excellent IT skills
Current active UK driving license and access to a private motor vehicle for work use.
The flexibility to work evenings and weekends
Problem solving and decision making skills

A leading architecture and building consultancy practice with eight core services and nine key sectors are looking for a Part II Architectural Assistant for their award winning Birmingham office. The Birmingham office works across these sectors and a wide range of project sizes, scales and building types.
 
As an Architectural Assistant - Part II, you will join a team designing and delivering projects for the Birmingham office. Supporting  working relationships with colleagues, clients, consultants, contractors, third parties and suppliers, you should be able to demonstrate good design and communication skills. You will have gained some experience within an architectural practice, preferably in the UK.
 
This roles requires you to:
• have knowledge of the factors involved in developing an architectural project in a commercial environment
• be proficient in the use of Revit
• have experience in the use of 2D, 3D Autodesk and 3D rendering packages along with MS Office

Their company has grown rapidly since it was formed a few years ago in Kidbrooke Village – Royal Borough of Greenwich and within a short period of time they have expanded to cover the whole of South East and East London, and are continuing to expand to most key areas of London.
 
Responsibilities -
 
·Conducting  valuations and taking on new instructions
·AML checking on both vendors and buyers
·Taking photos/videos (lettings only), setting up properties on Jupix and preparing  properties for marketing
·Managing database on our Jupix system
·Dealing with enquiries coming through Jupix and calls  
·Arranging, organising and conducting viewings
·Negotiating offers on behalf of clients
·Dealing with sales progression
·Taking ownership of sales and lettings, identifying other channels to increase exposures for marketing purpose
·Maintaining goodwill, establishing trust and building long lasting relationships with clients.
·Working closely with MD to identify and bring in new business opportunities and expand the business
·Working collaboratively across all departments and referring business where necessary
·Bringing in own experience and ideas to the company to assist growth
