An outstanding and highly reputable firm in Bath area are seeking a Lettings Valuer / Senior Negotiator to assist the lettings function working within a team structure and maintain the portfolio to a manageable size with the focus on attracting high quality property stock only. This is not a high pressured target driven role and does not involve man management.
Our client believe in quality over quantity and pride themselves above all else in delivering first class customer service as every moment of a clients journey with them.
The company is well established within Bath and the surrounding areas and has a great reputation within the industry belonging to ARLA, NAEA, Property Ombudsman and the Guild of Professional Professionals.
You will be responsible for:
-Valuations
-Marketing of property to a high level
-Viewings
-Liaising with Landlords and Tenants
-On-going property management with the property manager
-Escalation point for issues
-Contract agreements
-Negotiating offers
-Inventories organised via a 3rd party process and assess reports and negotiate dilapidations if necessary
-Check in/check outs are organised via a 3rd party process
-Referencing are organised via a 3rd party process
-Inspections with the property manager
Please note that duties will vary and you must expect to lend a hand wherever is required due to the nature of the business.
Skills/experience required:

-Previous experience in a similar role up to Valuer level
-Proven track record
-Extensive local knowledge

The successful candidate will have experience within Lettings, understand the Bath property market, have a professional approach to work and bring new ideas to the team. Being a member of ARLA is an advantage but not absolutely necessary.
Working hours/holidays:
-Monday – Friday 9am to 5:30pm although flexibility is required
-Every 3rd Saturday 9am to 2pm although flexibility is required with time accrued as days off
-22 days paid holidays excluding bank holidays plus approximately 10 days accrued time in lieu of working

Salary:
-Basic salary £25,000 negotiable depending on experience. This is not a commission based role.

My client is an established and well respected residential sales and Lettings business and currently has 3 branches and they are looking to add an Experienced Valuer/Lister to their team.

As a trainee negotiator, you have a lot to learn!

My client prides themselves in their professional approach and outlook providing a first-class service. Clients are very discerning with high expectations, it is often said you have 5 seconds to make a good impression, but equally a bad impression, and therefore the information that you impart, and your presentation skills are of paramount importance to my client.

What will I be doing?
The job is specific we are creating this dedicated role to attract more valuations and thereby instructions and sales, in time, with the right training, you will be expected to value properties supporting our branch manager, to do so you must know what you are talking about to exude confidence when on the valuing appointment . It’s imperative you understand the ‘mechanics of a well-run estate agency, you will be expected to assist in the all-round branch duties, on a team basis. We invest heavily in various portals such as Rightmove more recently Zoopla and valuation tools such as Val Pal you will be expected to use all mediums and others to generate fresh and continued valuation appointments.

You will be expected to use our computer system, registering valuations and storing their information on our data base and using this database as your lead generator. Furthermore, you will be assisting with the compliance documents that need to be retrieved from Clients. But far more importantly speaking to people, you need to be a first class communicator so that you can get your sales message across, advising potential clients of the state of the market projecting a ‘can do’ attitude and a professionalism that encourages engagement, and thereby a valuation appointment.

This role will not suit everyone and unfortunately you must have a thick skin at times but, Estate Agency is all about the sales buzz gaining that instruction, finding a buyer and getting your client moved, that’s what has keeps my family based client selling houses for over 50 years!

You will need to be Presentable, reliable, self-motivated, enthusiastic and articulate with a desire to progress your career in Estate Agency.

How does the commission work?
This vacancy comes with a basic salary of £14,000 per annum depending upon experience. If all goes well and you show the tenacity and aptitude required, you can expect your income to increase by an incentive-based commission structure from your valuations and listings sales as well as ancillary commission from mortgage and legal referrals with on target earnings of circa £23,000 – £25,000 per annum.
Commission is a reward for success, an Estate Agents income is never based upon the basic salary alone but by the considerable uplift in commission.

What hours will I work?
Your minimum working day will be from 8:30am to 6pm, 5 days each week, including Saturday, with a day off in lieu (Tuesday) to be taken in the following week. In addition, you will join the office rota and will work Sundays and occasional Bank Holidays with a ½ day off in lieu.

How much holiday do I get?
You’re entitled to four working weeks holiday each year (which equates to 20 days). In addition to the above, you are entitled to eight bank holidays in every full holiday year.
My client likes to keep their sales staff fresh and therefore a week’s holiday per quarter must be taken.

Property Manager

The main focus of the role is to manage the property portfolio in order to maximize office income including the retention of properties and clients.

Duties will include:

- Manage all property maintenance issues

- Deal with general maintenance issues promptly with relation to the existing managed portfolio.
- Monitor contractors’ performance
- Arrange repairs in order of priority and in accordance with the Companies terms of business and ensure strong and prompt communication with landlords is maintained.
- Monitor the progress of all maintenance issues, up to the point of payment of the suppliers invoice to ensure all works have been satisfactorily completed.
- Manage the property diary system to ensure that all reminders, gas safety inspections, management visits and tenancy renewals are completed on time.
- Handle any overflow business with regards to call handling, viewings, booking appointments etc.
- Informing your Line Manager of any ideas which may improve performance and efficiency.
- From time to time perform duties outside of this job description reasonably requested of you.
- Demonstrate high standards of professionalism at all times.

The ideal candidate for the role will have a strong property management background and will be up to date with all current legislation. You will ideally have good local knowledge and will be keen to part of a successful growing business.

Looking for a Senior Negotiator who is highly confident at dealing with clients and properties across all price brackets, key skills and accountabilities of the role will include:

- Achieve all team and personal sales, lettings and FS targets in the branch business plan
- Generate quality leads for valuations, viewing, mortgage appointments
- Competent to negotiate offers, secure sales and drive the swift progress of sale to completion
- Vendor contact
- Pro actively match clients to properties
- Highly knowledgeable of local area
- Commercially aware of monthly branch income
- Support the Assistant Branch Manager
- Work closely with the Lettings Manager
- Skilled in measure ups and preparing floor plans
- Proficient in Encore, Excel, Word, Outlook
- Comply with all lettings and sales legislation
- Achieving price reductions
- Knowledgeable of branch fees

The above duties are not exhaustive as you would be expected to lend a hand where required.

The ideal candidate will have several year estate agency experience and will be driven and motivated to be part of a highly successful business.
