LETTINGS TENANCY MANAGER
Our client is a well known and progressive independent agent, looking for an experienced Lettings candidate to join their busy team in Boston.

The successful candidate will be presented in a smart manner, have excellent interpersonal skills both over the telephone and in person and be able to approach all situations in a calm and professional manner at all times.
Management of property portfolio.
Responsible for the relationship between Landlord, Tenant and the brand.
To work as an integral part of the lettings and property management team.
To ensure our client and their property is looked after and as far as possible protected from risk.
Answering & handling calls in accordance with company standards
Selling insurance in the form of Landlord Rent & Legal warranty
Ensuring all legislation and legal obligations are met before the tenant moves in
Keeping landlords updated with legal changes that affect the letting of their property
Attending the move in with the tenant(s)
Acceptance of new tenancies
Updating Tenant Shop Platform for end and start of tenancies
Dealing with Utility companies on vacant periods
Overdue rents chased and landlords updated weekly in line with KPI
Successfully processing noted repairs and actions further to Property Inspections in accordance with KPI
Sending inspections to landlord in accordance with KPI
Assess and process all maintenance and repairs reported
All maintenance and repairs issues completed in accordance with KPI
Instruct GSC, EICR, EPC and any other mandatory certificates that may be required in accordance with KPI
Ensure that all certificates are received in advance of expiry in accordance with KPI
Send tenants copies of certificates within legal timescales
Updating landlords and tenants
Responding, actioning & checking repairs for payment in accordance with KPI
Approving the payment of invoices and passing to accounts
Resolving issues with Landlords and tenants in line with their individual legal obligations
Serving of all legal notices in a timely and efficient manner
Processing notices when received from tenants
Arrange Pre-check out inspections at end of tenancy
Attending pre-check out inspections where required
Sending letters dealing with end of tenancy works and deposit deductions
Handling TDS disputes
Discussing renewals and rent reviews with landlords in line with KPI
Preparation of renewal tenancies once agreed with landlord and tenants
Rent reviews discussed with landlords and tenants in line with KPI
Checking in and tagging keys at end of tenancy
Checking in and out of keys to contractors
Ensure that PLI details for contractors are up to date
Attend morning meetings, training and coaching meetings when required
Using company software and possessions in accordance with staff handbook
Take responsibility for the company/office emergency phone when required and including holiday cover
Correct reporting of figures weekly / monthly as required
Updating AgentOS with file notes
Uploading of all documents to AgentOS
Using social media and video in line with company handbook and policy
