Duties will include:
- Handling day to day guest and owner relations

This role could potentially be a job share, 1 week (Thursday to Monday plus on call) on and the other week off.  Additional days could be required to cover busy days and seasons/staff holidays.  Would equate to at least 13 days a month.
Salary would be £16,500 based on a 13 day month plus discretionary bonuses.

Our client are a fantastic independent firm and are looking for an experienced Negotiator to join them in Castle Cary.
 
You will have active day to day involvement in all clerical lettings and management duties of the department, to provide an effective service to both landlords and tenants to the best of your ability. You will be involved in inspection visits, reports to landlords and organising maintenance works.  The role is to include:
- Carrying out Market Assessments - Move in and out checks - Advertising - Viewings - Preparation of relevant paperwork including letters, Tenancy Agreements and Inventories - Obtaining satisfactory tenant references - Filing - Answering the telephone and dealing with customers when they visit the office. You must be competent in use of our property software, entering relevant information accurately.
You will be expected to be flexible in dealing with other day to day matters within the department when necessary.
The duties of the post will remain under constant review. Any changes will be discussed with the post holder before implementation.

Our client seeks an experienced Property Manager for their busy offices in Bicester.

Duties will include
 
· Attend daily morning meeting
 
· Working within a team, managing a portfolio of properties
 
· Advising clients of any required work
 
· Sourcing contractors and co-ordinating maintenance works
 
· Ensuring gas and electrical checks are undertaken in a timely and compliant manner, along with any remedial works if required
 
· Co-ordinating matters between landlords and tenants
 
· Providing landlords with professional advice in relation to their properties
 
· Dealing with check-outs and related returns of deposit and disputes
 
· Liaising with accounts team regarding rent arrears and credit control
 
· Serving compliant notices and obtaining relevant evidence
 
· Manage the renewal process
 
Skills & experience required:
 
· ARLA qualified to at least level 3 or happy to work towards
 
· Previous property management experience is essential
 
· Professional written and verbal communication
 
· Able to work on own initiative, as well as part of a team
 
· Flexible, adaptable nature with the ability to work under pressure, in a calm manner
 
· Excellent IT knowledge with experience of using Microsoft Office packages
 
· Good time / diary management
 
· Full UK Driving Licence and own transport

Property Manager

A friendly, entrepreneurial team in Maidenhead are looking for a Property Manager to help drive their next phase of growth.
 
The role
You will assist with property portfolio management and help out with day to day administration. Along with the team, you will work collaboratively to drive the growth and retention of landlords to ensure the success of our portfolio.
 
As an individual, you will be highly organised, flexible and able to work independently. The Company are scaling quickly so there is ample scope for career progression and to make the role your own. What you'll do
- Assist with the management of a portfolio of 200+ residential properties located in Berkshire & Surrey
- Be the main point of contact for Serviced & Holiday guests. Helping them solve problems. Making sure their stay is perfect.
- Adhere to all compliance and regulatory requirements.  Ensure all properties are legal, safe and ready for occupation and safety certificates are up to date
- Assist with day-to-day maintenance of properties
- Assist with the setup of new properties (currently growing at 5% per month). This will need you to get out and about.
- Deliver a five-star service to landlords and guests
- Develop strong, long-term relationships with landlords, guests, contractors and investors
- Review and execute legal contracts, negotiate leases, carry out pre-tenancy inspections, check-ins and check-outs, issue monthly rent statements to the landlords and manage the return of deposits
- Ensure all client files and documentation are kept updated
- Support the co-founders and the team on general team administration
 
To be considered for the role you must:
- Have a driving license
- Be hands-on, have excellent attention to detail, able to resolve issues quickly and efficiently and constantly trying to improve processes and make them more efficient / are able to hack together solutions when processes are not fully developed
- Have at least 2 years property management experience
