Our client is looking for a bright spark to join their team. You will have recent experience in the lettings industry and have an excellent all round knowledge of lettings legislation.

The role will involve most of the lettings process to include meeting and registering new clients, viewings, carrying out take ons, dealing with deposit releases, some check ins and check outs, inspections. You will need to be dynamic and organised with a professional and friendly nature, smartly presented and willing to muck in, in a busy office. You also need your own car and a clean licence.

In return the client can offer you a happy working environment with a competitive salary.

Salary in the region of 18-22,000 but negotiable depending on experience for the right candidate.

Hours Monday to Friday 9-5.30pm with alternative Saturday mornings.

Senior Property Manager

A quality independent firm in the Melksham area is seeking a Office Manager/Property Manager to cover two offices within their network.

You will preferably be ARLA qualified or be keen to undertake the exam.

Your general duties include the following:-

-Dealing with applicants and clients both in the office and on the telephone and fully qualifying to the companies required standard.
-Updating applicant and landlord records on the Jupix system.
-Dealing with internet applicants and referrals.
-Arranging and carrying out accompanied viewings of residential properties.
-Communicating offers and negotiating between vendors and purchasers and completing the necessary paperwork and in particular keeping Jupix updated.
-Keeping in touch with landlord clients, keeping them informed and agreeing strategies to facilitate lets agreeing changes in rents where appropriate.
-Carrying out reference checks to ensure suitability of tenants.
-Agreeing and collecting deposits and fees in order to progress applications.
-Property inspections in order to prepare or update inventories, ensuring that these are recorded and approved with copies supplied to relevant parties. Progressing rentals to completion.
-Agreeing and planning regular inspections of managed stock, inspecting property, accurately recording condition and reporting issues.
-Taking rent, providing receipts, banking and reporting to the accounts dept where monies are received.

Your role is to work as part of a residential lettings team within a multi disciplined practice which also includes commercial and residential sales, operating in two local offices in Melksham and surrounding areas.

You will be predominantly based in the Melksham office, but may be asked from time to time to work out of the other branch in a near by village.

Hours of work are 8.45 – 5.30 Monday to Friday. Saturday working is 9 – 4 on a rota as required, normally one in three. In addition you are expected to work what ever extra hours are reasonably deemed necessary to fulfil your role. This may involve attending staff meetings or training which may continue beyond normal working hours.

Negotiator

My client is an established and well respected residential sales and Lettings business and currently has 3 branches and they are looking to add a Negotiator to their team that will concentrate on generating new business in Residential Sales.

They are looking for a dynamic, motivated and driven individual who ideally has started listing or wants to learn and be fast tracked to becoming a Lister so they list so they can support the Manager and carry out valuations in the Manager absence.

The main purpose of your role is to generate valuations and follow up valuations that have taken please to increase instruction levels, you will also be expected to regularly visit and show properties enabling you to connect with viewers and see the stock while will also offer you a prime opportunity to gain further valuations.

Overview of your day to day duties:

Be involved in the valuations process and help where necessary producing the valuation pack and confirming the price
Add information to valuation database
Follow up the Valuation to seek instructions, updating the database with feedback and where applicable diarising for continuation of discussion.
Registering and booking Rightmove, Zoopla and Val Pal valuation enquires then as above.
Using templates provided to identify and update photographs
Coordinate with printers for collection and dispatch to leaflet distributors.
Identify properties for open houses, agreeing days and times of the actual event
Attending "open house" days collating responses and valuations and giving feedback to the client
Being responsible for using 3rd party software provider to generate ‘tout’ letters
Assisting with sales progression when required
