Most of your communication will be via email and phone calls, therefore, you need to be able to impress over the phone.

Key Activities of the role:
?- Manage all reported maintenance issues through to conclusion, communicating with landlords, contractors and tenants during the entire process ?
- To ascertain if the landlord has any guarantees, service contracts, insurance policies or preferred contractors before using the company’s regular contractors. ?
- Keep all parties fully informed at all times and to always obtain the necessary consents before any works are commenced. ?
- Ensure that all contractors are approved, qualified and insured to carry out work on behalf of the company. ?- In conjunction with the Branch Manager undertake regular reviews with all contractors to ensure the highest standards are being continually met. ?
- Upon receipt of final invoices ensure that all charges are reasonable and match any quotations given before forwarding them to the landlord and processing them.
-To schedule and carry out property inspections, reporting back to both tenant and landlord and arranging any remedial works. ?
- To schedule, monitor and analyse annual safety inspections keeping certificates up to date at all times and promptly organising any necessary remedial works. ?
- At the termination of the tenancy to carry out the final inspection/inventory check and organise any necessary remedial work to restore the property to a rentable condition as soon as possible. Liaise with landlord and tenant to gain agreement regarding the return of the deposit balance.
 
 General Duties:
?- Answer the telephone, deal with all enquiries accordingly and respond to emails. ?
- Promote our services to landlords. ?
- Ensure the office is kept clean and tidy at all times. ?
- Other duties as required to ensure the smooth running of the branch and company.
 
The ideal candidate will have several years experience in a similar role and will have a full UK driving licence.

In this varied post you’ll deal with all aspects of residential property management whilst providing a first-class service to landlords and tenants, embracing challenges and thriving in a busy working environment.
We’re looking for a polished, well-organised and confident team player, as you will be the "face of the branch", who’s committed to maintaining the highest standards of customer care and ethical conduct.
As a Property Manager you will:
·Assist in the day to day maintenance of property
·Play a key role in the ongoing compliance of the business
·Liaise with contractors including obtaining relevant insurances/qualifications
·Manage electronic data and e-mails and ensure all clients files are updated
·Manage owners/tenants queries verbally and in written form
·Arrange routine safety inspections, landlord’s gas safety, electrical safety checks, legionella risk assessments and EPC’s
·Organise inventories, routine property visits and checkout reports
·Provide feedback to Landlords regarding any issues noted during visits and organise relevant works
·Deal with deposit at the end of tenancy, negotiations, and release of deposit
·Negotiate and execute tenancy renewals and rent increases
·Manage property accounts including rent processing, payment of contractor invoices and account reconciliations
·Key signing in and out and key tracking
·General lettings administration and team work
Skills required:
·An ability to calmly apply initiative and common sense in prioritising and managing a busy workload
·A desire to provide an outstanding level of client/customer service
·Good computer skills, with working knowledge of Microsoft Word, Excel & Outlook
·Strong organisation and administrative skills
·A working knowledge of property management compliance issues
·Excellent communication both written and verbal and 'people' skills
·Flexibility to adapt as necessary within small team
·Hold a full driving licence

Our client is a well established independent estate agency who values customer service above all. Currently looking for a customer centric individual who would like to start or develop a career within the property industry. The ideal candidate must be energetic, driven and willing to work on all aspects of estate agency and lettings/property management.
 
A bit about the job...
- Helping people to buy or sell their home as well as dealing with lettings and property management.
- Valuing and listing properties for sale and to let.
- Negotiating sales and lettings offers.
- Prospecting for new properties to sell, let and manage.
- Arranging viewings and providing appropriate report vendors and landlords.
- Build lasting relationships with vendors, buyers, landlords and tenants.
- General administrative duties.
- Tenancy management.
- Maintenance management, reporting issues and contacting contractors.
- Inspections, check ins and check outs.
- Sales progression.

- Exceptional negotiation and deal closing skills
- Keen to continuously learn and develop.

The Package...
- Basic Salary: £18.000 - £21,000 (potential to earn commission)
- Ongoing training and development.
- Working Hours: 5 days per week including some Saturdays (2 on, 1 off)
