Our client is a quality firm in the South Warwickshire area, they now require a individual to carry out a Junior Property Management role.
 
The candidate must be driven, organised, efficient, eagle eye attention to detail, assertive, be able to work on their own, manage own diary and workload, enjoy variety and a challenge, be able to multitask, have good common sense and able to make decisions, be practical and hands on.
 
Full training will be given. No lettings experience required although this would be a bonus but you do need a good understanding of properties.  It is an exciting and rewarding role.  Will need to be strong with both administration, using IT systems and having relevant practical experience
 
Job Role:
·Deal with maintenance queries and request from tenants
·Get quotes from tradespeople
·Book in tradespeople for jobs
·Liaise between tenants, landlords and tradespeople
·Process invoices 
·Answer phones
·Visit properties to inspect maintenance queries and photograph completed jobs
·Will work on property software, will need to be proficient in word and excel, especially spreadsheets
·Keep property health and safety certificates up to date
·Will need to read through and check all reports for remedial works and decipher information coherently 
·Responsible for ensuring that properties are fit for health and habitation

- Consistently maintain a high standard of record keeping, update and maximise the use of databases to ensure accuracy in file management, communications and compliance.
- Maintain a working knowledge of compliance information such as Landlord and Tenant/Tenancy Law and Money Laundering.
- Be a positive influence helping to maintain a mutually supportive and team orientated environment.
- Support the excellent reputation of the company by providing a high level of efficiency and customer service to all clients and tenants.
- Contribute to the success of the company with regard to cross-selling and other opportunities by understanding the functions of other departments and communicating effectively with colleagues.

Duties:
 
1.Assist with the management of the property portfolio of managed properties in order to maximize office income including the retention of properties and clients.
2.Deal with the management of all property maintenance issues.
3.Liaise with landlords and negotiate with contractors for works to be carried out on properties.
4.Ensure all contractors have current Liability cover and carry out periodic performance reviews to ensure contractors are fit for purpose, competitive and that their work is of an acceptable high standard.
5.Arrange gas safety certificates and all other legal documentation to ensure that all managed properties comply with current legislation.
6.Manage the property diary system to ensure that all reminders, gas safety inspections, regular property inspections and tenancy renewals are completed on time.   
7.Liaise with front office staff to ensure a smooth check in/out process.
8.Arrange and carry out property inspections including reporting findings to the landlord and arranging remedial works and/or follow up visits if required.
9.Manage all tenancy renewals and secure renewal fees from landlords and tenants.
10.Notify utility companies of new tenancy details or change of occupants including all meter readings.
11.Produce periodic reports as required.
12.Liaise with tenants and landlords to deal with maintenance issues.
13.Liaise with contractors and tradesmen.
14.Assist with the management of front office dealing with face to face, telephone & e-mail enquiries.
15.General administration, including typing, filing, post and ordering stationary.
 
Main Objectives:

The ideal candidate will have experience of Property Management and leading teams within a Property environment, of handling service charges, will have an understanding of leasehold management and an awareness of compliance regulations. The successful candidate will be responsible for developing and managing the existing Property Management team of 5 staff, and improving processes in close conjunction with the Executive Board.
 
An IRPM qualification is desired, AIRPM or preferably MIRPM, or RICS equivalent.

·Take a leading role within the Property Management team, responsible for overseeing staff and site management.
·Preparation of annual service charge budgets, management of H&S and insurance compliance.
·Day to day management of sites, particularly with regard to high profile or high value works.

IRPM Qualifications desired, ideally to Member / MIRPM level, although Associate / AIRPM considered, with suitable experience. Study support for this and any other relevant qualifications will be provided.
Excellent relationship building skills, both internally and externally, at all levels.
Experience of managing a team of staff, workloads and projects.
 
Desired Skills
Knowledge of a Property management system:- MRI Qube PM, Propman or similar
Experience of Major Works, Section 20 consultations, Fire Safety works, cladding issues
Working knowledge of ARMA guidelines and requirements.
Previous experience as Senior Property Manager or Head of Property Management.

A fantastic opportunity has arisen for someone who has a real interest in the property industry to join our clients team of professionals within a leading estate agent in South West London as a Trainee Lettings Negotiator.
 
Role
To negotiate the let of residential property, meet agreed performance targets, whilst advancing the service standards of the company and abiding by company policy and statutory legislation.
 
Person Specification
-At least 1 year’s previous experience in sales OR 1 year’s customer service role is essential
-Proven sales experience
-Must have full UK driving licence and own car
-Must live locally or within a reasonable commute to South West London
-Well presented, excellent customer care skills
-Fluent in spoken and written English
-Computer literate
 
Key Responsibilities
-Provide a friendly and professional service
-Arrange, organise and conduct all viewings  
-Achieve all daily and weekly targets
-Register new applicants, manage, update and maintain regular contact with existing applicants
-Advise, update and maintain an excellent relationship with landlords on all lettings requirements  
 
Package

Hours of work
Monday to Friday: 8.45am to alternating finish time of 18.00/19.00pm
Saturday’s: 9.00am-17.00pm
