Purpose of the role
To manage a portfolio of residential properties, to act as a key contact for landlords and tenants who require your support throughout the course of their tenancy ensuring that the best interests of their customers are at the heart of everything that they do.
Key Tasks
·Attending and participating in morning meetings ensuring that you are prepared with the required reporting figures.
·Processing tenant references and new applications through the platform.
·Preparing move in documents for new tenancies ensuring that all pre-let works are completed and all legal documentation is served.
·Ensuring that all tenancies are legally compliant and have appropriate safety documentation in place at the start of the tenancy and upon renewal.

·Understanding of landlord obligations both statutory and contractually.
·Knowledge of notice periods and service of notices.
·Understanding of their terms of business and tenancy agreements and how these apply in day to day management.

Key Activities of the role:
?- Manage all reported maintenance issues through to conclusion, communicating with landlords, contractors and tenants during the entire process ?
- To ascertain if the landlord has any guarantees, service contracts, insurance policies or preferred contractors before using the company’s regular contractors. ?
- Keep all parties fully informed at all times and to always obtain the necessary consents before any works are commenced. ?

 General Duties:

The duties of the post will remain under constant review. Any changes will be discussed with the post holder before implementation.
 
The ideal candidate:

The working hours for this role are flexible due to being part time. Usual hours would be 9:00am - 14:30 most week days and must include Saturdays 09:00 - 13:00.
 
-Salary Range – between £14,820 up to £16,380 based on a 30 hour week (between £9.50 to £10.50 an hour).
-Permanent Contract, subject to a 6 month probationary period.
-29 days holiday per year inclusive of bank holidays. Would be pro-rata if candidate worked less days per week.
-Business Mileage repaid at a rate of 45p per mile.

Our client  is currently seeking to recruit an Experienced Property Manager.
The successful applicant will be a team player who is highly organised with excellent written and verbal communication skills and the ability to deliver a high level of customer service, previous experience as a Property Manager is essential.

The successful applicant for the position of Property Manager will be:

- Valuing and listing properties to let.
- Building lasting relationships with landlords and tenants.
- Assisting to successfully present and negotiate offers and helping where necessary to progress the letting process.
- Dealing with general administrative work related to the letting process.
- Tenancy management/set up.
- Lettings properties out effectively.
- Setting out strategies to let properties out quickly and effectively.
- Driving for success and motivating the team around you to hit all set targets.

Lettings Negotiator Responsibilities (not exclusive):
·Communicating with clients in a professional manner over the phone, face to face and by email.
·Arranging and attending viewings
·Arranging valuations and other diary appointments
·Negotiating rental offers and agreeing terms with all parties involved
·Work within the team to achieve targets and improve performance
·Record and progress maintenance issues
·Check-in and check-out inspections
·Carry out inventories
·Regular property inspections.
·Preparing tenancy agreements and other lettings documentation
·Arranging CP12’s, EPC’s and EICR’s as required
·Filing and general office administration
·Handling of initial move in monies and registration of Security Deposit
·In addition, supporting the team with inventories, property inspections, check in appointments and check out appointments
