Administrator

£18000 - £22000 per annum mileage

Our client, an established, independent Estate Agency in Honiton, is looking for an enthusiastic and motivated individual to join the team as an Administrator for a 12 month fixed term contract.
The successful candidate will be committed to providing a high standard of customer service, have excellent communication skills with a positive, approachable and cheerful personality. They will be well presented, motivated, responsible and conscientious. Proven clerical and administrative skills are required together with an exceptional work ethic and a clean driving license.
Previous experience with knowledge of property sales progression and legislation would be advantageous but not entirely necessary.
Responsibilities:
·To work with the team to a very high standard to deliver the highest levels of customer service to all clients.
·Ensure efficient operation of the sales department, including management of the diary, arranging viewings/valuations etc.
·Deal with all enquiries by phone and email.
·Negotiate offers, liaise with solicitors and progress sales.
·Administration duties as required.
·Maintain strong relations with all vendors and buyers ensuring repeat business.
Working Hours:
Monday - Friday 8.45 am to 5.30 pm
Saturday - 8.45 am to 1.00 pm (at least one Saturday per month)
Salary - OTE £18,000 - £22,000 depending on experience. This will be made up of a basic plus commission.

New Homes Sales Negotiator

Property Surveyor /Energy Assessor or Trainee

The ideal candidate should have experience of working in a busy sales environment, with ideally at least 2 years experience, preferably with some experience of undertaking valuations, listing properties and possess a full, clean driving licence.

Reporting to the Branch Manager, the key responsibilities will be:

Lettings Maintenance Coordinator

I have an exciting opportunity for a Lettings Maintenance Coordinator for this busy independent estate agent based in the centre of Lincoln.

The goal of a residential lettings maintenance coordinator in a growing company is of such importance that the individual needs to be willing to give support in the day to day operations. Handling tenant concerns, owner's inquiries, the management and scheduling of respected trades is needed. The successful individual will be required to be on call regularly to receive inquiries that may a rise and address repairs as needed, prioritizing those that are deemed an emergency.
Key Requirements
Tenant Management:
·Maintain personal contact with tenants. Promote goodwill, provide high quality service, and anticipate and solve problems.
·Implement tenant retention practices.
·Act as a liaison between tenants and property owners.
·Maintain and monitor work order system.
·Support other departments as reasonably required.
Operations Management:
·Maintain an ongoing relationship and build a database of reliable and reputable contractors, to ensure all jobs are actioned with agreed and set timeframes.
·Adhere to all relevant legislation and best practice and ensure that all properties are compliant.
·Maintain Property Management Database with NBS.
·Adhere to Franchise policy and procedures.
·Ensure that all Residential Properties managed by Northwood Lincoln are serviced per legislative requirements, incorporating best practice.
·Keep abreast of relevant legislation which affects working practices. Keep up to date with relevant new legislation and advice on implications and necessary actions to ensure compliance.
Behaviour Requirements:

·Willingness and ability to learn additional software packages such as NBS as required.

Education / Qualifications:

This is a rare and exciting role for a passionate candidate based at this thriving agent in Lakenheath.

This busy independent agent is looking for a driven Lead Viewing Consultant to join their vibrant team.

The role will include picking up clients, or meeting them at properties, showing them around and really selling the positives of the property.

It will also involve giving feedback to the clients and updating tenants and landlords. Great customer service and a hard work ethic is paramount for this role.

Working hours are 9am-5.30pm Monday to Friday, with one Saturday per month and a day off in lieu given for this. My client will expect extra hours to be worked if needed, as this is an hourly rate role, any extra hours will be paid at the overtime rate.

There are also generous bonus and commission schemes in place when targets are met.

Previous letting or estate agency experience is an advantage but not a necessity as it is more about the character and passion of the individual.
