An exciting opportunity has arisen to join this established Auction Brand as an Area Manager for their newly acquired region. This brand is the UK's largest residential and commercial property auction company; they sell more properties than any other auctioneer and operate more auction rooms than anyone else. They also run regular National Online Auctions with eBay style internet bidding from the comfort of client's own homes and are unique in that they are currently running the real time Livestream format.
 
Due to increased business levels they are now seeking someone that has a good geographical knowledge within the Bristol area and ideally someone who has pre-existing relationships with property sector businesses in these regions.
 
Key Duties and Responsibilities
 
As an Area Manager, you will initially be field based and working from home with an occasional requirement to visit our Head Office. The successful candidate will need to be proficient in identifying new business opportunities to self-generate auction listings and develop the brand. Ideally you will already have a network of contacts within these areas to ensure that they are able to quickly launch successful Livestream auctions within the region. 
 
Key duties will include:
 
·Identifying and canvassing sources of new auction listings
·Undertaking appraisals, converting instructions, as well as marketing and selling these through proactive negotiation
·Building new and potentially existing working relationships to maximise direct instructions, as well as those via a newly created partner agent network within the region

Sales Negotiator

A market leading and well established Estate Agency with high profile offices and excellent market presence are looking for an exceptional, high calibre Senior Negotiator to join their branch in Westbury on Trym covering both sales and lettings.
 
They are looking for a person who will undertake the following:
·Negotiating offers
·Pro-actively explore new business and valuations from all possible avenues, ie. local applicants, canvassing, old valuations, withdrawn listings etc.
·Registering applicants, encouraging valuations and add-on services
·Attending Valuations
·Dealing with web portal enquiries
·Creating viewings / accompanying viewings
·Landlord, vendor, buyer updates / viewing feedback
·Receiving offers and taking relevant information/negotiating lets
·Cross selling all departments
·Re-marketing properties
·Dealing with relevant notices to leave
·Dealing with tenant swaps
·Develop new business through existing and newly formed relationships.
·Assist in the Management of the office in the absence of the Branch Manager
·Maintain and improve rapport with existing clients and drive up levels of service/fees.
·Contribute to the process of: rent reviews, fee structures, any other profit driven opportunities i.e. referrals for removals, insurance (although not at landlord cost), mortgage leads for buy to let re-financing
·Identify if current procedures are best practice and implement if not
 
The ideal candidate will:
·Have a full understanding of the lettings/sales process, including the legal procedures and the company Terms and Conditions of business
·Full understanding of statistics, office and personal targets and office systems
·Develop personal skills and capability through ongoing training as provided by the company
·Contribute towards a harmonious and productive office environment
·Be self-motivated, well-presented, articulate, able to communicate at all levels and a real team player

Probation Period: 6 Calendar Months
 
Hours: 40 hours per week (approx)
 
Days: Monday – Friday (0845 – 1730) Saturday (0900 – 1530) Saturday (every other week) Day off in lieu for working Saturday
 
Holidays: 20 Days & Bank Holidays & Birthday Increasing to a maximum of 25 Days
 
Salary: £24,000-30,000 OTE (No Cap on Commission) £17,000-£21,000pa Basic 1-3% Office Commission
