A highly regarded and independent block management firm in Cheltenham are now looking for a Block Manager to join their thriving team.
 
Offering commitment to their clients, the company pride themselves on the tailored services they offer and are looking for a like minded, customer driven and ambitious individual to join them.
 
Duties of the role will include:
- Managing a portfolio of buildings on a block management basis
- Dealing with maintenance issues
- Dealing with insurance renewals
- Managing leaseholder enquiries
- Creating draft budgets
- Issuing service charge demands
- Managing debtors
- Managing major works projects
- Dealing with cyclical maintenance
- Putting together 10-year maintenance plans with clients
- Arranging and attending Annual General Meetings (usually virtually)
- Taking minutes and sending out to leaseholders
- Chairing meetings
- Managing legal processes such as Section 20 Consultation
- Managing year end accounts with accountant and sending to leaseholders
- Administering new take-ons
- Taking leasehold courses as and when
- Keeping up to date with CPD
 
The hours of work are Monday- Friday 9am-5pm.

Block Manager

My client is a highly respected, independent agency based with several offices based in Kent, they are a professional property company offering an excellent service.
 
They are currently looking for an experienced Block Manager to work out of their Folkestone office, but they are flexible on the successful candidate working from home a few days a week if needed.
 
Most of the blocks are in the Folkestone area but they are looking to grow their portfolio in the Ashford area.
 
There are currently 32 Blocks to Manage.
 
You will need to be organised, efficient and able to work accurately in a fast-moving environment. Previous experience in Block Management / Property Management is essential because you will need to hit the ground running in a busy department.
 
The skills required for a Block Managers role will include:
• Previous experience in Block Management or Property Management is essential
• Highly organised and possess strong administration ability
• Ability to develop and maintain relationships
• Excellent telephone manner
• Have superb organisational skills and be able to prioritise workload
• Be able to work under pressure and to tight deadlines
• Thoroughly professional approach to Block Property Management
• Preparing and maintaining annual service budgets
 
Hours Of work -
·Full time but can be flexible
·Standard hours are - 8:30am to 5.30pm Monday to Friday, 9am to 5.30pm on a Saturday.
·You will work 5 days a week
 
Salary on offer -
·Basic Salary - £25,000 -£30,000 Dependant on experience
·Realistic OTE £30,000-35,000

Estate Manager

The role will be based out of the Stafford office working 2 days from home, 2 days in the office and 1 day carrying out site inspections

The Property Manager is primarily responsible for the delivery of management services to a portfolio of residential and, where applicable, mixed-use buildings and estates.
 
This role will be the direct interface with the Client/Directors and Leaseholders within their portfolio.
 
To develop and maintain a motivated and customer orientated service and ensure that service standards are achieved within our client’s company policy, and that legislative and regulatory and best practice requirements are met.
 
Key responsibilities
 
Property Inspections and Maintenance
 
·Carry out periodic inspections of the property and prepare site reports for the client / Freeholder / residents’ committee / insurance company
 
·Ensure compliance with Health & Safety Regulations and maintain accurate records of Asbestos management plan, EICR, EML, LOLER Risk Assessments, their dates and planned frequency for re-inspection. Record onto  the Database system and take action upon the findings of the Risk Assessments etc
 
·Meet at the property with contractors to ensure the conditions of their contract are adhered to and inspect works after they have been carried out
 
·Arrange for the maintenance of all areas, external and internal decorations, water features, plant, and equipment, lighting installations, including re-lamping
 
·Monitor and maintain building management systems
 
 
 
 
·Instruct other professionals (surveyors, engineers etc) as required and upon client instructions
 
·Arrange car park management, refuse collection management
 
·Arrange testing of lifting equipment and abseiling points
 
·Arrange cleaning of all areas including facades
 
·Arrange lightning conductor inspections
 
·Arrange out of hours emergency repair service if agreed with client
 
·Arrange periodic inspections of plant and machinery by competent persons
 
·Prepare and keep up-to-date records of Planned Preventative Maintenance Schedules

The successful Block Manager will be experienced within Block Management, a good communicator, willing to learn and able to use their own initiative. They must have a good understanding of legislation and have the ability to deal with high pressure situations.
