DUTIES/ RESPONSIBILITIES:

Lead and manage all aspects of the lettings business, working as part of and leading the team, including property listings, tenant agreements, landlord management, maintenance, inspections, compliance to legislation, and renewals.
Develop and implement business strategies to drive growth and increase market share in the local lettings market, building strong relationships with landlords and developers to increase property portfolio, which reached 467 properties at its peak.
Drive customer service standards, set and drive SLAs and KPIs for all team members, leading by example and providing exceptional customer service to all.
Create property listings, arranging viewings, and conducting tours of properties with prospective tenants.
Act as the main point of contact for landlords and tenants throughout the lettings process, providing excellent customer service and addressing any queries or concerns promptly, dealing with any escalated issues or complaints effectively.
Negotiate rental terms and agreements between landlords and tenants to reach mutually beneficial arrangements.
Oversee conducting of thorough tenancy checks to ensure prospective tenants meet the required criteria.
Ensure that all property maintenance requirements are managed and resolved effectively.
Oversee the recruitment, training, and performance management of staff, providing coaching, guidance and support.
Maintain compliance with relevant property and tenancy legislation, ensuring that all processes and procedures meet industry standards and in line with monthly audit requirements.
Nurture relationships with landlords, tenants, contractors, and other stakeholders to ensure long-term partnerships.
Attending networking events and meetings to build the brand reputation.
Lead marketing and promotional activities to increase the agency’s visibility and attract new clients.
Monitor financial performance, including budgets, revenue targets, and cost controls, to ensure profitability.
Collaborate with other directors and head office to develop the agency’s overall strategy and contribute to decision-making processes.
Analyse market trends and competitor activity to identify opportunities for improvement and streamlining of all processes and procedures.
